Civil Engineer Jeff Clawson, Plans Examiner Nicole Johnson, City Planner Roger Krauss, Asst. Police Chief P. J. Sorensen, Zoning Administrator, Chair Jennifer Young, Recreation Supervisor Frank Castles, Asst. City Engineer Sean Conrad, City Planner Craig Kerzman, Building Official F. Ray Ruffatto, Fire Inspector Sandy Wheeler, Comm. Dev. Mgr. Kathy Kuhlin, Recording Secretary Guests: James Freyholtz, MDOT; Rod Leese, West One Bank Hear the Public: None. Performance Bond Reminders: None. OLD BUSINESS: Courthouse East — 723 — 5th Ave E — We received a full set of plans yesterday. They are doing this project in three phases. They will be looking for the permit for phase 1 next week, which will include the I't and 2nd floors. Prior to any permit, we need final plans for parking, lighting, landscaping, and drainage, and bonding for public infrastructure improvements. Public Works, Building, and Fire need to address property line issues. NEW BUSINESS: West One Bank — 222 W Idaho; curb replacement/relocation — Public Works has concerns about getting the curb up against the sidewalk. Zoning may require it to be at least two feet off. They will need to contact Mark from Public Works. This will be on the agenda for next week. PLANNING OFFICE ITEMS: Fox Trotter — Variance request as discussed last week. OTHER REPORTS: Storage Building Behind Penco — 4,000 sq. ft. storage building in the back area, 21 feet tall. Pole style barn, 40 feet x 100 feet. They are working on the F.A.A. height. Ray will check on the hydrants. They will need to talk with Susie if there is any storm drainage. Not everything is paved in the back. This will be on the agenda for next week. Sprint Creek Estates — Three Mile Drive — final plat. Issues with park land as it was on the west, but they moved it to the northeast corner. They will need a letter from Fire requesting final plat approval. They appear to have received their approach permits from MDOT. James said they will be putting in left turn bays this summer. Sean asked if MDOT allows bonding for this. James will check on this. Mike Baker had originally put a condition on the preliminary plat that there would be a 2.2 acre park plus cash in lieu, but now it is a 1.8 acre park with cash in lieu. The park land also has a drainage area, which is underground. The committee feels the park should be in the middle, as the park being on a main road is unsafe, not as accessible, and may have problems installing playground equipment because of the underground tank. Glacier Village Greens, Phase 18 — The fire access road needs to go in at some point; Ray will check on this. They will end it with removable bollards or a plastic chain.
