Performance Bond Reminders:
Granary — They are approaching their completion. Mark asked their engineer to get
something from Parks as there were some buffering requirements.
Stillwater Bluff — We have already seized their bond. They have until the end of this month
to chip seal the road and do some extensive landscaping.
OLD BUSINESS:
Mountain Mudd — PJ spoke with them and they plan on having a one-way drive thru instead
of a two-way. No updated plan yet, but this probably works better. Questions where the
property lines are and the landscaping. Do some work to add to the turning radius there. Do
bump out with step for walkup.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS:
Cottage View Estates — off of Three Mile Drive just east of the proposed bypass. This is a
45 lot subdivision on 10 acres. 40% of it is road. Cottage design so all houses face into the
courtyard. They are asking for straight R-4 zoning. The site slopes from the north end to the
south. Park land required is about 1.35 acres. The park land would be a homeowner's park.
Irrigation, benches and sidewalk. Parks wants something more for a public park. They will
talk to the highway department regarding the sound wall. Curb on the west side with a bike
path right next to that on the east side of the bypass. We need to be sure that everyone can
access the bike path. Water and sewer services will need to be cut back in for future
subdivision lots fronting on these streets. No sidewalk on the east and south side of the
project until the adjacent property is developed. 8' main at their own expense. Two or three
single family lots -- could be zoned R-3 with a CUP for the townhouses. They want to
proceed with R-4 -- Will discuss this with Tom. We will not restrict the use to SFR only with
a note on the plat. Run water and sewer down the middle of the project and then stub it out
to the east and the south. Need to show the storm water retention. This will be submitted
after the preliminary plat. Need a bike path along Three Mile Drive. The by-pass will have an
off ramp next to this project. 45' ROW. Parking on one side for on the street parking or 7'
boulevard with no parking. R-4 townhouse units with a row of garages facing the other
property. Discussion regarding architecture. Mailbox locations need to be addressed by the
engineer before they break ground. Because of infiltration, soils data will be required. Road
is 56'wide from property line to property line at the entrance. Not an issue as there is still 60'
right-of-way. They will have a landscaping plan. Soils will be in the engineering report.
Glacier Mall - is coming in on August 6
Sand Surveyin2 — Trumble Creek closing Phase II — submitting in the County. Will
eventually come in for annexation.
Riverdale — They are coming into the County near Silverbrook at Church Drive. 2'/z acre
lots. Facilities Plan and Parks Master Plan should be adopted by the County for this project.
Our Facilities Plan will be adopted in the City within the next several months.
Section 36 — SW Corner — a new plan will be submitted soon for this area
Mountain Vista Phase 2 — F. Ray noted that they didn't put Storz fittings on the hydrants —
no building permits until the hydrants are working. No meters if no sewer.
Northlands Phase 3 — going to final plat.
Fox Trotter — Meters for Phase 1. Issues for Sean and Frank to discuss.
OTHER REPORTS:
Hilton Homewood Suites — is coming in soon to Hutton Ranch next to the movie theaters.
Red Lion — They would like to relocate their dumpster. This is not a problem for Public
Works. They should check with their garbage hauler.
