Building Department Conference Room
ATTENDING:
Jeff Clawson, Plans Examiner Sean Conrad, City Planner
Mark Crowley, Construction Manager Nicole Johnson, City Planner
F. Ray Ruffatto, Deputy Fire Marshal Susie Turner, Assoc. Civil Engineer
P. J. Sorensen, Zoning Administrator, Chair
Guests: James Freyholtz, MDOT
Hear the Public: None.
Performance Bond Reminders: Ashley Park Phase 8 bond expires Sept 1
OLD BUSINESS:
Mountain Mudd — 2267 Hwy 93 S; new drive-thru espresso stand; nothing new
245 Windward Way — conversion of existing congregate care facility to medical office
building (plus an addition). They will need to work with Public Works about drainage and
traffic vision issues. Final plans will be submitted.
242/248 — 2nd Ave W — conversion of tenant space — Fire Dept will ask them to discontinue
use of the west dwelling unit on the second floor. Since it is not directly related to this
permit, F Ray will work with them on it separately rather than attach it as a condition to this
project. Fire is also requesting that a Knox box be installed and some addressing issues be
taken care of. Otherwise, Fire is OK. The alley is paved. Discussion regarding paving area
behind the building. PJ and Tom did a site visit, and the requirement is not triggered under
zoning. Project is approved.
NEW BUSINESS:
Buffalo Hill Terrace— 40 Claremont; enclosing a covered outdoor storage area; building and
fire codes need to be addressed; not much in terms of site review. Project is approved.
PLANNING OFFICE ITEMS:
7th Day Adventist — Fire flow issue will be addressed soon
Trumble Creek — Public Works believes that the traffic study has some deficiencies
Subdivision 272 — final plat is being reviewed
OTHER REPORTS:
Courthouse East — DEV provided engineering for the "bridge" crossing over the basement
access driveway under the coffee house; under the original site review approval, Public Works
would sign off on the design prior to the building department issuing the building permit for
the coffee house. Public Works willing to accept the engineer's stamp and approve issuance
of the building permit.
Certificates of Occupancy — we are still following the same process; the sheet for the
contractors is intended to give them a better understanding of the process and the appropriate
contact numbers
Willow Creek — there was a neighborhood meeting held, but we're not sure how it went
Fetfeit subdivision — neighborhood issues are proving difficult; discussion regarding access
Glacier Lifestyle Center — formal pre -application meeting is next week
The meeting was adjourned at 11:00 a.m.
