PERFORMANCE BOND REMINDERS:
Captain's Marine — Their bond expires August 30th. Freyholtz stated that MDT is fine with this
project. Public Works needs to decide what they want to retain from their bond for the as -built
drawings.
Beehive — They are requesting release of their bond. Public Works is waiting for them to certify
what's been completed.
OLD BUSINESS:
Blanchard Dental — Commons Loop; office building. They will need to do a slight adjustment
because they are too close to the sidewalk. They need to have a 5' buffer at the corner. Public
Works has approved this project. Sorensen is waiting for their lighting plan. He is not sure if a
landscaping plan has been submitted to Fincher yet. Pending Fincher's and Dedman's approvals, this
is moved through Site Review.
Scotty's — 2205 Hwy 93 S; new storage building. They are interested in doing anew storage building
in the back at the NE corner of the property. This would be a 1,400 sq. ft. shop/storage building. We
still do not have any response to the Site Review questions regarding the property line adjustment and
paving. It is clear they have already moved the fence and people are starting to park off in that area,
so we should be getting some details from them soon. This will be on the agenda for next week.
KRMC — 310 Sunnyview Lane; new women's/children's clinic. The primacy issue after last week's
review was regarding the handicapped parking and how it interplays with the pedestrian connection
coming down the east side. Nothing new has been submitted yet. The PUD Application should be
submitted sometime this week. The Traffic Impact Study came back with a recommendation to put in
a pedestrian crossing on the east side of Sunnyview. With the parking lot expansion, they wanted a
mid -block crossing. This will be on the agenda for next week.
Hobby Lobby — Spring Prairie 4; new retail. It will be a 55,000 sq. ft. building. We have not heard
back on comments regarding the front bump -out area and in the back loading dock area. They also
sent in the wrong building the first time so they will be correcting that as well. This should be
submitted soon. This will be on the agenda for next week.
Kalispell Center Mall — Herberger's expansion. Their building drawings should be in by August 9'.
Regarding their site layout, most of their issues were Public Works issues. They still meet their
parking numbers. ARC and Fincher will need to approve the trees in the front. Public Works has
approved the utilities. Haskins believes there is a bond in place for the mall. He will check with
Crowley on the bond. This will be on the agenda for next week.
USFS — 650 Wolfpack; new storage building. They are doing a parking lot expansion. They were
going to bond for the road improvements. DNRC was doing the road improvements as development
happened. The north side of the road has the high school. There is a 200' stretch where they are
looking at doing a boundary line adjustment to deal with the storm drainage and the parking lot
expansions, but they are not looking at extending the road. Wargo noted that they are going to bond
for the road. They are taking in land that wasn't platted, so we don't know if they need to do
something there or how that comes together. Public Works will review their latest submittal. This
will be on the agenda for next week.
First American Title — 219 E. Center; new office building. Sorensen and others met with Nick Fucci
this week. We passed on comments we had about not backing into the private road. They will need
to do some redesign there. They also need to include the sidewalk and the ROW improvements, and
a Landscape Plan. Haskins has concerns about the sewer capacity in there. They may need to go
west a half a block. This will be on the agenda for next week.
Fuel Fitness — 1305 Hwy 2 W; new athletic club. This will be a 24-hour athletic club, 14-15,000 sq.
ft. building east of Fatt Boys. Revisions came in last week. They are relocating their handicapped
parking to the front of their building. They will be setting up the garbage area so any garbage service
will work there. Haskins asked if MDT is still looking at what will be required for their frontage.
MDT is waiting for them to submit something back to them so MDT can proceed. Sorensen stated
their setbacks are not real clear, as they have some awnings off the front. He will check with them.
That may mean a slight shift to the north with the building. Public Works has approved their
drawings. This is moved through Site Review.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS:

Subdivision on South Woodland — Nygren has sent out the referral on this application for
Preliminary Plat for a subdivision on South Woodland in the cul-de-sac. There are two lots, and they
want to put a townhouse on each lot. This new plat would allow townhouses instead of just single
family residential at this location. The zoning in the area allows this, but when the plat was done, the
neighborhood at the time wanted it to be just single family. This will be on the August Planning Board
agenda.
OTHER REPORTS:
McDonald's — 1 110 Hwy 2 W - They will be coming in next week for preliminary discussions to
demolish the existing building and to put in a new building.
Subway/Taco Del Sol/Vapor Store building — 2445 Hwy 93 N — They want to relocate their
existing garbage container area to the south side of the building in the parking lot. This will provide
them with three more parking spaces on the north side. They have plenty of parking there. It was
suggested by Nygren that they move it to the north side of the building, north of the present location.
Moose's Parking Lot — They need to put landscaping in around the parking lot. Haskins stated that
some of their sidewalk is not ADA compliant and they need boulevards to meet City standards.
Sorensen noted they need to restore some of their existing curb cuts because they aren't going to
anywhere.
FVCC Student Housing — This project is exempt from having to go through Site Review. They
need to comply with individual department standards. Public Works has received responses back.
Freyholtz stated MDT has issued an encroachment permit for doing a little bit of work in the ROW
for their connections. Each department will need to give their sign -off to Parker in Building.
