Spring Prairie Phase IV — overall site development plan. Public Works has signed off on the design
and are working on the construction items now. Freyholtz noted that MDT is still reviewing the
electrical for the signals. This will be on the agenda for next week.

figured out. Freyholtz stated that APEC submitted hydraulic plans and MDT's hydraulics people are
looking it over. This will be on the agenda for next week.
NEW BUSINESS:
Immanuel Lutheran — 185 Crestline; Phase 1 expansion. Public Works does not have the
Engineering Reports yet. They will be having a meeting next week after ARC with Public Works
regarding some bulbout questions and lot consolidations. This will be on the agenda for next week.
PLANNING OFFICE ITEMS: Two subdivisions on the Planning Board next Tuesday.
KRMC - CUP for a remodel of a building by the hospital for overnight stays for assisting people in
transitioning out of the hospital and getting back to home.
OTHER REPORTS: KRMC — preliminary review; women's & children's center. This will be
going in on the northeast side of the hospital. McIntosh discussed the location and stated the floor
plan is set. They have been working through some of the site limitations. HKS and the hospital met
with Building and Fire to go through this because they have courtyards and egress. They came up
with a plan that they were comfortable with. He just wanted to bring this in and have discussion with
the committee. There are some parking issues they will have to work through regarding the overall
layout and parking counts work with the addition. He asked if anyone had any concerns. Sorensen
noted the pedestrian path and asked if that is how it will look. McIntosh noted he has concern south
of this, along the screen wall, where there is a main transformer that feeds all of their switch gear. It's
between the existing curb line and the screen wall. The property line angles in as you head south. He
needs to work out how to get past the transformer. A few other issues were discussed including the
driveway to the townhomes, the angled parking, the approaches and a water main. Design
development will probably not be completed until February.
The meeting was adjourned at 10:20 a.m.
