subject: South Woodland Lot Sales Request
date: June 14, 1996
Larry, attached is the formal request from the Flathead Builders Association to
purchase two lots in the South Woodland subdivision. Some additional information
follows:
l . During preliminary discussion between staff and the home builders, it has been
agreed that, if approved, a sign will be posted on the property indicating the
g` project is a community effort involving FVCC, School District #5, the
Flathead Builders Association and the City of Kalispell. This sign is to remain
throughout the construction of both units.
2. Since this activity is part of School District 45's curriculum for the 1996 and
1997 school years, no wages will be paid to the students working on the
project. As a result, there will be labor cost savings that will occur.
We have proposed that the City share in both the labor cost savings and any
profit in the actual sales price of the two homes. As the present time, their
Board of Directors has agreed to a 50-50 split. Their portion of the profit will
go into their community activity budget for future "community efforts" and the
City's share will directly buy down the purchase price of the homes by two
lower income families than could normally qualify for these properties.
4. The builders would like the second lot to be adjacent to the first, have a
different floor plan assigned to it, be highly visible, and be located near the
road so that the students don't have to drive too far into the site. The lot that
meets all these requirements is Lot #17 which has a four bedroom home
allocated to the site.

Re: South Woodland Subdivision Lots
Our President, Tim Calaway, and Treasurer, Craig Denman, have had several discussions
with Susan Moyer of your Housing Division for the sale of two lots in the South
Woodland complex, contingent upon your approval. We are formally requesting your
approval of the sale of lot #24 and a second lot adjacent to it on South Woodland for not
more than $8,000 (eight thousand dollars) per lot.
Both lots will be used to build a home in conjuction with the Applied Learning and
Technology Center of District Five. Construction is scheduled to begin on Lot #24
toward the end of August 1996 with the second home to begin in August of 1997. When
completed the homes on these two lots will be sold to the city's pre -qualified, eligible,
low-income buyers.
This project is in compliance with our Mission Statement as it refers to Community
Service and improving the quality of construction in the Flathead.
We urgently request you approve the sale. We are available at your convenience for
additional information.
