The property is located southwest of Juniper Bend within Kalispell, fronting along Grandview Lane. It is bordered to the south by Buffalo Hill Golf Course and to the north by Juniper Bend Townhouses. The property can be described as the Amended Plat of Lot 3, Hendrickson Addition #70 located in the southeast quarter of Section 6, Township 28 North, Range 21 West, P.M.M., Flathead County, Montana. Currently there is a single family residence on Lot 3A. Preliminary plat approval was granted by the City Council on February 5, 1996 by adopting Resolution 4252 subject to three conditions of approval. The following is a list of the conditions of approval and a discussion of how they have been met. COMPLIANCE WITH CONDITIONS OF APPROVAL 1. Obtain an encroachment permit from the City of Kalispell Public Works Department. This condition has been met. A driveway construction permit dated 2/ 16/96 was approved by the Kalispell Public Works Department for a driveway to Lot 3B. Lot 3A has an existing driveway in place. 2. Water and sewer facilities shall be approved by the City of Kalispell and the Montana Department of Environmental Quality. The existing water and sewer lines shall be surveyed and an easement shall be shown on the final plat in accordance with a plan approved by the City. This condition has been met. A letter dated 12/ 12/95 from the Department of Environmental Quality has been submitted with the final plat application granting approval under the Master Plan exemption. House numbers will be visible from the road either at the driveway entrance or on the building. This condition has been met. A note on the face of the place has been used to address this condition of approval. COMPLIANCE WITH APPROVED PRELIMINARY PLAT The final plat is in substantial compliance with the preliminary plat which was submitted and approved. COMPLIANCE WITH THE SUBDIVISION REGULATIONS: This subdivision plat has been found to be in substantial compliance with the State and City Subdivision Regulations. RECOMMENDATION: All of the conditions of preliminary plat approval have been adequately met or otherwise addressed. The Flathead Regional Development Office recommends that the Kalispell City Council approve the final plat. Please schedule this matter for the City Council work session of May 13, 1996 and subsequent regular City Council meeting on May 20, 1996.
