Dear Bruce:
Our office has received the application for final plat approval of Montana Homes Townhouse
Project, a two (2) lot townhouse subdivision. This property is in an R-4 zoning district
approximately 600 feet west of 10th Avenue West on the north side of 6th Street West. The site
contains approximately 9,400 square feet (0.22 acre) with a total of 60 feet of frontage on 6th
Street West. The property is described as Assessor's Tract 5DX in the NW4 of Section 18,
Township 28 North, Range 21 West, P.M.M., Flathead, Montana.
Preliminary plat approval was granted by the City Council on November 20, 1995 by way of
Resolution 4244 subject to two conditions. The following is a list of the conditions of approval
and a discussion of how they have been met.
COMPLIANCE WITH CONDITIONS OF APPROVAL
Condition #1
Obtain approval from the City's Public Works Department for sewer and water connections/
easements.
This condition has been met. No water or sewer easements are required for this
subdivision. Connection fees will be required at the time of development and the
service lines extended accordingly.
Condition #2
The plat shall be approved by the Department of Environmental Quality.
This condition has been met. A letter from the Department of Environmental
Quality, Water Quality Division, E.Q.#96-1983, dated January 18, 1996 approves
the filing of the final plat with this property being located in a master planned
area and served by community water and sewer.

That this preliminary plat shall be effective for three years.
This condition has been met. The final plat has been submitted prior to the expiration
date of November 20, 1998.
COMPLIANCE WITH APPROVED PRELIMINARY PLAT
The final plat is in substantial compliance with the preliminary plat which was submitted and
approved.
COMPLIANCE WITH THE SUBDIVISION REGULATIONS:
This subdivision plat has been found to be in substantial compliance with the State and City
Subdivision Regulations.
RECOMMENDATION:
All of the conditions of preliminary plat approval have been adequately met or otherwise
addressed. The Flathead Regional Development Office recommends that the Kalispell City
Council approve the final plat for Montana Homes Townhouse Project.
