NEW BUSINESS:
Doggie Day Care — in the old National Llama Registry at 11'/2 South Meridian near Bud Block's.
This is an existing space that is accessed off of Meridian. There is an outdoor fenced area they cannot
use under the zoning code, and will keep the dogs inside. They plan to soundproof the building with
sound -dampening board. The parking lot is presently unpaved, and they will probably need to pave
the front area. There is a huge gravel area in the back that they share with Trippet's Printing. We
have not received a parking design yet. This will be on the agenda for next week.
PLANNING OFFICE ITEMS: Hearing and Work Session - Tuesday, September 9 at 7 p.m.
Captain's Marine — Packets have been sent out regarding the hearing on Captain's Marine
to discuss the PUD. We have had extensive discussion on the full build out with the owner
and APEC Engineering, since it is part of Gardner's PUD. We will now look at the
development of their boat sales and repair facility on the front 3.7 acres of the site as their
development plan. The rest of the site, which they will call future expansion on their site
plans, would be a future phase. A condition has been added to the staff report requiring any
future expansion beyond the initial 3.7 acres to apply for another full PUD application. The
subsequent PUD application will be reviewed on its own merit as well as its integration with
the overall Gardner Investments PUD/placeholder.
Flathead High School Residential Parking District —After the above mentioned hearing,
there will be a Work Session on the Flathead High School residential parking district. A
mailer was sent out last week to about 600 addresses all around the high school. Jentz and
LeClair noted that the cost of the signs will be $300 per sign with four signs on each block,
for a total of $42,000 to sign the whole district.
OTHER BUSINESS:
Smart Insurance Building — across from Woodland Park. They are looking at doing an addition
onto the building. Initially, they were looking at putting parking in the back. They may have it
resolved up front, but that will depend on how much we grandfather in in terms of their layout. Their
asphalt comes out to the road on College, with no curbs. We may need to close off the access onto
College. They were looking at doing a boundary line adjustment because they own both lots 12 and
13, and it would be encroaching over that property line. To meet that 10-foot setback, they were
going to look at shifting that down. This will be on our agenda and going to Architecture Review
next week.
