RE: FINAL PLAT - Amended Plat of Lot 2, Arndt -Walker Subdivision.
Dear Bruce:
The above -referenced application has been reviewed for final plat approval. The approved 2-
lot residential subdivision is located on the west side of 5th Avenue East approximately 400
feet south of 18th Street East. The preliminary plat was approved by City Council in
November, 1993 and was granted a one year extension of time. The preliminary plat was
approved with 4 conditions of approval. This letter evaluates compliance of the final plat to
the approved preliminary plat. This plat was being held for the start of construction of the
sewer line in the 5th Avenue East Special Improvement District.
Developer waives the right to protest future SID's for sidewalks and curbs.
The developer has not as of the writing of this report submitted a waiver of protest to
future SID's for the purpose of installing sidewalks and curb. However, it is
expected and must occur prior to Council action.
2. Connect into the sewer main on 18th Street East.
A Special Improvment District has been formed that will construct a sewer in 5th
Avenue East. This project is a part of that SID and will have sewer service that
connects into 18th Street when it is complete.
3. This preliminary plat is valid for one (1) year from the date of approval, an extension
may be granted for an additional year.
The preliminary plat is still valid through a grant of extension of time.
4. The plat shall be approved by the Department of Health and Environmental Sciences.
The subdivision has been approved by the State DHES.
COMPLIANCE WITH THE APPROVED PRELIMINARY PLAT:
There are no substantial or significant changes from the approved preliminary plat.

The final plat is found to be in compliance with the Kalispell City Subdivision Regulations
and Montana Subdivision and Platting Act.
It is recommended that the final plat of the Amended Plat of Lot 2, Arndt -Walker Subdivison
be approved as submitted. The City has 30 days from date of receipt of this report to
complete final review. If you have any questions, do not hesitate to contact this office.
