Box IW,-, Whitefish; W 59937 DEC December 1, 1994 Mr. Larry Gallagher, Director Kalispell Development Corporation 248 3rd Ave. East Kalispell, MT 59901 Dear Larry: As you know, Bee Broadcasting Company and the Bee radio stations (KBBZ-FM, KJJR-AM, KDBR-FM) have an interest in relocating to Kalispell. The reason for this letter is to reconfirm to you and the Kalispell Development Corporation our firm commitment to undertake this relocation in the near future. Bee Broadcasting and the Bee Station Group represent a high profile business with a local payroll in excess of one million dollars annually. We are certain that a relocation of our company to downtown Kalispell would have a dramatic and a positive economic impact on the community. As you are also aware, we would plan on constructing a modern, two to four story office building. Each floor would consist of approximately 4,000 square feet. The upper level would be used by our operations with the lower level(s) available for tenants. The actual number of floors would be dependent upon tenant demand for quality office space. In this regard, we are willing to make a firm offer to the City of Kalispell for the northern .portion of the city owned land in downtown Kalispell which is known as Parcel Number Two. Our offer is for 23,000 square feet (approximate) of the parcel's 46,000 square feet at a rate of $7.00 per square foot, or a total offer of $161,000. This offer is being made on several contingencies. One is that our potential use for the land would be approved by all zoning, planning and city -county building code requirements. (continued) (Page Two) The second would be final financial approval by our lending institutions. The third would be full approval of the project by the KDC and City of Kalispell governmental officials. And, a fourth would be some concessions to Bee Broadcasting on parking requirements in the downtown Kalispell sector. The offer we are making by way of this letter is a sincere one. We realize that it may only be -the start of many steps that we will have to take together to bring the project from concept to reality. This offer will remain open for the thirty days from the date shown on this letterhead. Please respond to its contents at your earliest opportunity.
