OLD BUSINESS: Motel 6 — 1540 Hwy 93 S. ADA modifications on the exterior, including
restriping and replacing some asphalt with concrete in the handicapped parking spots. They are also
adding a couple of handicapped spaces by the front door and adding a new connection to the public
sidewalk that is not there now. This is passed through Site Review.
NEW BUSINESS: Verizon — Site plan for the SE corner of the lot at Spring Prairie. The Zoning
Code is fine, and it has gone through Architectural Review. They will be sharing their entrance with
Chick-Fil-A (proposed). They need to provide access to the lots to the north. Sidewalk connections
were discussed. This will be on the agenda for next week.
PLANNING OFFICE ITEMS — The Planning Board's Work Session scheduled for the 28th has
been cancelled. They will have another work session after the Public Hearing scheduled for February
I Ith
Kalispell Kids Pediatric Dental Project — They are wanting to do a townhome development on the
western side, extending over to Northwest Lane. They had two different concepts of doing some of
these developments. It would probably take an additional zone change to do part of it, as the office
use would push over further west then where their current zoning would allow. Right now they are
creating a series of land -locked parcels. They wouldn't have any access onto a public right-of-way,
which is both a technical and practical issue. Meridian could connect with Northwest Lane as a slight
circuitous road. These are 100' x 330' lots, with possibly a road access along the northern property
with a quasi -private access, but if the lot to the north develops, you would have something to work
with to create an actual travel way through there. It could become a cut -across to the Kalispell
Middle School. They would have a 30-foot ROW. Dedman does not like the idea of a gated fire
access, but they could put in a traffic -calming device. There is not enough room for a hammerhead or
cul-de-sac turnaround. The two driveways coming out onto Meridian could be a problem. Dedman
is okay with the commercial development access. He is concerned about the residential development.
A 30' access on both sides would have a 20' travel lane with a 5' boulevard and a 5' sidewalk.
Utility mains would be along the north. Sidewalk connectivity would be required.
Bright View Subdivision — Their Final Plat should be coming in next week for their subdivision.
Northland, Phase 4 — Westcraft Homes should be submitting an Application for Final Plat soon.
Mountain View, Phase 4 — Neuharth is working on a subset of Phase 4. They are doing some
drawings to probably take Phase 4 and turn it into Phase 4A and 4B, so they can do seven lots
initially, bring the road down with a temporary cul-de-sac, and then proceed with 4B and finish it out.
OTHER BUSINESS: None.
The meeting was adjourned at 10:36 a.m.
