SUBJECT Extension of Preliminary Plat Approval for
Buffalo Stage Professional Park
MEETING DATE: August 6, 2001
BACKGROUND: This is a request for a one year extension of the preliminary plat
approval for Buffalo Stage Profession Park; approved by the Kalispell City Council on
August 3, 1998 subject to conditions with Resolution 4418. This is a 3.025 acre
subdivision containing four lots with each lot havinig two duplex office condominiums,
for a total of eight condominium lots. The property is located on the southwest corner
of Whitefish Stage Road and Bruyer Way, north of Edgerton School. Each unit would
contain approximately 2,800 square feet and would be single story. The area of the
proposed medical / dental office complex would be 22,400 square. The subdivision
will have a common parking and access area which will have a landowners association
which will be responsible for maintenance of the common areas. Because these units
would be sold as separate condominiums, they are subject to subdivision review.
Currently only one of the four proposed duplex structures has been constructed. The
parking lot and most of the landscaping have been completed. Resolution 4418 and
Kalispell Subdivision Regulations provide for a three year approval on the preliminary
plat and a one year extension. Your approval of this extension would extend the
expiration date until August 3, 2002.
RECOMMENDATION: This matter should be placed on the consent agenda and
approved as requested.
FISCAL EFFECTS: Minor positive impacts once developed.
ALTERNATIVES: As suggested by the city council.

Dear Ms. Wilson,
I would respectfully request an estenlion on the lime limit for the approval of the prilirninary plat. for Buffalo
Stage Professional Park to remain valid. I have experienced some difficulty in leasing the first building and this
has caused me to re-evaluate the size of the condonlinimn units to make them more in line tath the demands of the
marketplace. I do not expect anv significant deviation from the scope and intent of the original plan. I am in the
process of making design changes which 1. anticipate will make the units more compatible tyith what I ani hearing
from potential occupants_ When these changes are complete. I will contact you to discuss the design changes. At
this time I anticipate starting construction of the second building in the spring of 2002. The utilities, water and
sewer, and storm drainage are all in place. We will be completing the last phase of the parking lot as the second
building is being completed. I anticipate filing for the final plat sometime next su nmer.
