Changes to the Teton Terrace Subdivision Bylaws and Declaration of CC&Rs
May 20, 2002
BACKGROUND: The current and original Bylaws and Declaration of Conditions, Covenants and
Restrictions for the Townhouse Subdivision sponsored and developed by the City
and known as Teton Terrace are on file at the Clerk and Recorder's office in
Flathead County. At the time the City Council approved these documents, a
stipulation was made that City Council must approve any subsequent changes to
these documents.
RECOMMENDTION:
The City no longer owns any land within this subdivision inasmuch as all the lots
have all been developed and sold to individual owners who not only own their
structures and lots but also a proportionate share of the common area. The Teton
Terrace Homeowners Association has been active for a year and run by a five (5)
member Board of Directors. It is time for the Second Annual Homeowners
meeting to be held for unit owners to adopt new Bylaws and CC&Rs
empowering the unit owners and the Board to enforce same.
The City Council approves the amended Bylaws and CC&Rs that remove the
City from future responsibility for the activities of the subdivision.

ALTERNATIVES: As suggested by Council.
