5. Preliminary Plat Extension - Subdivision 182REPORT TO: FROM: SUBJECT Tri-City Planning Office 17 Second Street East — Suite 211 Kalispell, Montana 59901 Phone: (406) 758-1850 Fax: (406) 751-1858 tricity@centurytel.net www.tricityplanning-mt.com Kalispell Mayor and City Council Tom Jentz, Planning Director Chris A. Kukulski, City Manager Subdivision No. 182 - Request for one-year preliminary plat extension MEETING DATE: March 17, 2003 BACKGROUND: This is a request by Jeff Larson on behalf of his client, Robert Rinke, for a one-year extension to the preliminary plat of Subdivision No. 182. This subdivision is a four lot residential subdivision located on the east side of Fifth Avenue East, north of 18th Street East. The property was annexed to the city and given an RA-1 zoning classification by ordinance 1345. The preliminary plat was approved by Resolution #4529 for a three- year period. Mr. Larson has had difficulty in terms of getting DEQ approvals in time to file for final plat and is therefore requesting a one-year extension for the approved preliminary plat. Section 2.05D(7) of the Kalispell Subdivision Regulations does allow the applicant to request and the Council to grant a one-year extension to the original 3 year approval time. RECOMMENDATION: A motion to grant a one-year extension to the preliminary plat approval of Subdivision No 182 as outlined in Resolution 4529 would be in order. FISCAL EFFECTS: Minor positive impacts once fully developed. ALTERNATIVES: As suggested by the city council. Respectfully submitted, Thomas R. Jentz Chris A.
