The proposed lots would range in size from 21,900 square feet to 31,800 square feet. The two existing lots are zoned -2 , General Business, and arc located on the north side of Westview 'ark Place. The two existing lots proposed to be finer subdivided can be legally descn'bed as lots 2 and 3 of West is r Business center, located in portions of the SW 1 4 of the SW 1/4 of Section 6, Township 28 Now, Range 21 West. After the public heaTing the board discussed the proposal. and a. motion was made e to amend condition no. 6 to clarify that the any dead or dying sheet trees be replaced and the boulevard seeding must be completed or bonded for prior to final plat. The motion to amend condition no. 6 passed unanimously. A motion was then made t recommend me approval of the rclm'finary plat to the Kalispell city council subject to the conditions s amended. Road, just off of Highway 93. The proposed subdivision will re - subdivide two commercial lots located in the Westview Business Center Subdivision into tree commercial lots{ of approximately o. acres each. L GEOLOGY There are no known hazards affecting the development which could result in property damage or personal injury. The slopes of the lots are minimal, and the area is stable. I. SURFACE WATT There is no surface water on the subject property. 111. VEGETATION The major vegetation on the subject property is pasture grasses. All of the construction for the infrastructure was completed last summer, and the area has been re -vegetated. IV, WILDLIFE There are no major species of wildlife In the area, as the subject property is located within the city limits of Kalispell. v, AGRICULTURE AND TIMBER PRODUCTION There has been no agriculture or timber production in the area. WATER SUPPLY Water supply is being provided by the municipal water mains of te City of Kalispell. EM[ERGENCY SERVICES Fire Protection: Fire protection will be provided by the Kalispell Fire District. Fire hydrants are already in place In the W stvle r Business Center Subdivision. Their location is shown on the attached site reap. Fire flows exceed 1,000 g m at 20 psi. Police Protection: Police protection will be provided by the Kalispell Police Department. Westvie v 42 is not expected to require many pollee -related services. Ambulance Service: The City of Kalispell has a highly trained ambulance and Quick Response Unit that can respond to medical emergencies In the area. The ALERT helicopter of Kalispell Regional Medical Center is also available for air transport o medical emergency services. Medical Services. Medical services for the proposed subdivision are available at the Kalispell Regional Medical Center, which is only 1/ m le away from the subdivision.. ECONOMIC BENEFITS The property is currently tieing assessed as commercial. The total taxable market value for Lot 2 is $217,029.00 and for Lot 3 is $140,108.00, and the taxable value is $6,815.00 and $4,399.00, respectively. The proposed subdivision will not affect access to any adjoining land. There are few small tract co=ercial lots available for general business use in the City of Kalispell. The creation of the smaller tracts provides opportunity for small business owners to relocate or increase the size of their business. There will be no on -site uses creating a nuisance in the proposed subdivision. City o Kalispell zoning regulations limit uses to those compatible with a B-2 commercial area.
