Items of Note and Discussion are as follows :
Reviewed the classification of zoning for the proposed building site which is B-2.
2. Discussed the need for a sidewalk on the south side of the private lane at north end of the
property. Current planning was to return the sidewalk from the highway to the first curb
cut into the parking lot of Rosauers. Curbing at the north side of the private lane was
discussed. It was felt that the curb would be advisable to protect the edge of the asphalt
paving from shearing off from truck traffic. The City standard for curbing is curb and
gutter combination.
3. Discussed Site drainage with current approvals in place to direct the Site drainage
including roof drainage to the storm water main that will be installed along the east
property line as part of the highway project. The schedule for completion of the storm
water main is critical to the Site drainage of the Rosauers Site. If the storm water main is
not completed prior to the paving of the Rosauers Site, temporary storm water drainage
and retention will be approved by the City of Kalispell.
4. The 8 inch sanitary sewer will be extended north as far as possible to a point that gravity
flow stops due to existing grading. Slope of sewer to be determined by Civil Engineer and
City Engineer. The sewer main will be constructed on a 30 foot easement on City of
Kalispell airport property.
5. City of Kalispell was to prepare a easement for the water main to be installed along the
south property line of Lot 2 on the Rosauers Site.

6. Kalispell Engineering Consulting Firm of TD& H were introduced as the Civil Engineers
for this Project. They will start assembling data and schedule test bourings by the end of
November.
7. The following tentative schedule for the Rosauers site development is as follows :
Site development engineering and bidding will be completed by February 15th,
1999. Site development construction will be completed by July 1, 1999.
2. Tentative schedule for the construction of the Rosauers building structure will be
as follows:
a. August 1, 1999 project bid ; August 15, 1999 Building Contractor on site ;
November 1, 1999 Building Shell enclosed; May 1, 2000 Building will be
substantially complete and ready for Owners occupancy; June 1, 2000
Rosauers building opening for business ; July 1, 2000 final project close
out.
Official Owner title for contracting is RSI,LLC.
9. Electric, phone and gas utilities for this Project will be contacted by TD&H for their input
to install these utilities in a easement on the airport property adjacent to the west property
line.
