The property is designated by the Kalispell Growth Policy 2020 as F#Ur an Residential" which is defined as anticipating three to 1.2 dwelhngs per acre. Because of the plans for the provision of public serer to the site, the propose. R- zoning designation is in compliance with the growth policy designation. The l - orAng has a m lot size requirement of 6,000 square feet, which would provide an anticipated density compatible with the growth policy desigriation. Typically, an R-4 zone would provide 5 single-family residential units or up to 0- 12 duplex or townhouse units per gross acre. 2. is the requested zone desimed to lessen con estion in the stxeetsP 2 3. 5. 31 Mj No additional m' crease in the traffic Mr the area will result from the inclusion of this property into the City or the zorl of this property to R- and will not impact the functioning of the streets in the area. As part of any potential future subdivision, the owners would reed to take steps to help mitigate ate any sib ffica t. traffic impact. There are no features related to the property which would comprormse the safety of the public. New construction wiU be required to be i compliance with the building safety codes of the City which relate to fire and building safety, AU mum4cipal services including police service, fire protection, and sewer are available to the property. Will the requested zone promote the health nera.l welfare? The requested zonmg classification will promote the health and general welfare y restricting land uses to those which would be compatible with the ad on'-Uffi properties and provides a plaice for new ou.si iI the commum'ty. Will the re uested zone rove de for aide uate li t an d air? Setback, height, and coverage standards for development occurring on this site are established in the Kalispe . Zoning Ordinance to insure adequate light and air is provided. Will the re nested Torre prevent the overcrgyLd Lmg of lard As previously noted, this area has been antic gated for residential developr ent and has, in fast, developed in that manner. Since public water and suer are available to the area, the urban. land use designation is appropri .1 ate, The anticipated density generally falls within the proposed R-4 zoningdesignation. All public services and facilities will be available to serve this property. Will the requested zone avoid undue concentration of eo le WrAmum lot standards and use standards as well as subdivision development standards ill avoid the undue concentration of people if the property is further developed. Will the -requested zone facilitate the adequate ... provision of trans rtation waiter, sewerage, schools arks and other public re uirements All public services and facilities are currently available or can be provided to the property. Development should be encouraged in areas where these services are available. -"I. J . Does the re nested. ore e consideration to cul ar stfitabaily of the orgpelly for ar cula - uses? The proposed R-4 zoningdistrict is consistent with, the surrounding on and land uses In the area and d es due consideration suitability of the sulta t of this property for the petted uses In the district. 0. Does the re nested zone-mve reasonable consideration to the character of the district The property is surrounded by predominantly single-family esi e tial subdivisions on urban -scale lots. The proposal is consistent with the character of the district. L Will the Dmposed zone conserve the value of buildings? Value of the buildings in the area wiH be conserved because se the R-4 zoningwill promote compatible and lie uses on this proper'' as axe found on other properties in the area.. 2.
