Because the proposed addition will not increase the student population at the high school, no further impacts are a.ticiated. d. The application states that the proposed student commons/food court addition wiH be brought into compliance with all a.pphcable buildings codes. The proposed addition W'IU also incorporate fire sprinklers and a new fire grater service and risers that will be available for future sprinkler upgrades throughout the school. The application also noted additional fire safety measures which wi b included in the construction such as a. new fire alarm system panel, d.a.ted, exit signa e and fire walls. In & St. W. and 4 Ih & 6 Ire Av. W. The proposed addition is orientated to the cast, facing the existing exterior courtyard and 7 th Street W. This prof e t will add a Student Commons and Food Cow space at the main hub of the existing high school. In addition to providing this much needed space, the proposed addition will serve as a heart to the existing facility, greatly improving circulation. patterns, ADA accessibility, existing egress, and providing a better link to all the various building additions. The proposed commons ons mil also provide lobby and concessions area for gymnasium, auditoria, and black box theater activities. ' s height and proportions, but uses its transparency to draw attention to itself as the primary end to the school. Materials such as brick and concrete, as well as repetitive mullion patterns will harmonize with the existing building in order to tie the campus together. The clock tower adds a vertical anchor and visual focal point to the entry plaza, as well as a refined sense of formality and termination to 7th Street West. Within the building, the Commons will be a bright, lively space with visible access to several different levels of the building, aiding in access and easier way -finding. The proposed two-story structure will simplify the circulation system, secunoty., emergency egress, and student access. The circulation system is desired to tie together the different existing finish floor levels with wide monumental stairs and a. A.A. accessible elevator. ZONLNG & CODE: The high school campus currently resides in the R.- 1, Low Density residential Apartment, zoned area. The standards allow for up to a 5 % lot coverage of which the proposed new addition brings the total proposed coverage up to 44.18 %, just within the acceptable limits. Building code upgrades are an essential part of this proposed project. Fire walls, area separation walls, doors and openings will be upgraded to protect against the possible spread of fire. The exit egress width from the gymnasium balcony will be widened to meet current code standards, as well as other miscellaneous corridor door openings. The proposed addition will be fully fire sprirklered and will include a new fire crater service and risers that will be available for continual future spr'rder upgades throughout the facility. A new fire alarm system panel will be'installed in the proposed addition and it will be capable of handling the entire facility for future ren.ovatlon and component updates. Exit signage will also be updated throughout the high school building to help create a clearer and direct pats of egress.
