OLD BUSINESS: Original Juicery — 1645 Airport Rd; new drive-thru juicery — nothing new on this project yet. NEW BUSINESS: KRMC — Request for PUD amendment to allow 11' tall generator enclosure in a front setback area in front of the ALERT building along Claremont. There will be 3 large generators that are 12' tall, 6' wide, and about 20' long. This is taller than what is usually allowed in the setback area. This is well away from any intersection, so there isn't any traffic vision issue. They will be enclosed with the same brick that is at the hospital. Pierrottet noted that in the long range they will replace the outside look of the ALERT building. Fire is okay with this project. Elkins will look at this today. This will be 9' off of the sidewalk. They will put in some landscaping in front of the wall in the spring. They will also be replacing some of the broken sidewalk. They will eliminate one of their parking spaces closest to this project. The noise rating is 85 decibels standing Ffrom it, and 15' from it is about 72 decibels, but they are putting in a 12" thick brick wall which will lower the noise. The wall will send the sound upward. The Public Works standard is 65 decibels at 20' from the generators. They will test the generators once a month around midnight. If they have blackouts, the generators will be on. This is approved through Site Review as a minor amendment to the PUD, conditioned on providing landscaping and repairing the sidewalk. Crowley asked about confirmation that Public Works approved the sidewalk in the PUD. Conrad will check his records. This will go to Architectural Review next Tuesday. Mile High Court — Request for PUD amendment to reduce setbacks for a proposed single family residence. May need to encroach a foot or two into the front or into the back, but as of now, their house fits and they do not need the amendment. This is Lot #6 on the south side of Mile High Court where the T intersection is located. The measurement was based on eave to eave. Everyone is aware of the situation in case, during the course of construction, they may need to encroach. He has 24' before he hits the sidewalk to park a car. PLANNING OFFICE ITEMS: Nothing for the October meeting. For November, we have a request for a zone change for three lots on Indian Trail from R-3 to R-4, which would allow a duplex. One lot has a 4-plex, and one has a duplex. These are not changing. The lot with the single family house on it will be changed to a duplex. They will need to pay impact fees and get a building permit. OTHER REPORTS: None. The meeting was adjourned at 10:25 a.m.
