OLD BUSINESS: Depot Place — 3rd Ave EN/E Center; new senior apartments — They have
submitted some revised site plans. They have dropped the fences along 3rd and have concrete patios
out there, which is what Architectural Review was looking for. They still need to have revised
building elevations for some embellishments at the entrances. They changed the angled parking as we
requested and they made changes with the curb and gutter associated with that. Dedman will contact
them regarding the hydrant locations. Public Works still needs their stormwater calculations. They
want to get going in a week or two on the foundation. Fincher stated that the landscaping is okay as
long as Public Works is okay with the location of the trees on Center. Everyone is okay with the
garage enclosure placement. This will be on the agenda for next week.
KRMC — Two misc. projects: (1) Screening wall by Alert building, no roof, detached, 10.5' high
wall by 43' wide, metal enclosure for 3 generators for the hospital, and (2) A 400 sq. ft. storage shed
by Brendan. The storage shed was taken care of before the meeting. We needed to get some final
sign -offs on it.
Original Juicery — 1645 Airport Rd; new drive-thru juicery — have not heard anything from them for
a couple of weeks.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS: Group Home on dth Avenue West — they have a deadline of next
Wednesday to let Conrad know if they will be going with the dth Avenue West location or a new
location.
OTHER REPORTS: Grace Church — along Hwy 93 near the hospital. They are putting on a
handicapped ramp and a new set of stairs on the outside. One is off the parking lot area and one is off
the north end, both are far away from the property lines. No need to take it through site review.
Alliance Title - 5th and Main — they are going to put in a little vestibule entry addition on the front,
approximately 12 feet. This is zoned B-4 so there is no setback. They have about 12 feet before they
get to the 5th Street right-of-way. They have only submitted enough to get this into Architectural
Review and are not quite ready for Site Review.
Greenacres Mobile Home Park on South Woodland and Haven Drive — The City Council voted
to leave this in the County but approved extending sewer there. The residents have all signed
Waivers to Protest of Annexation so we can annex it whenever we want, but we just don't want to do
it right now.
Goldberg and Associates has sold the Lowe's location all the way up to Famous Dave's, and then
from Costco all the way up to McDonald's. Both phases have been sold to a holding company, TKG.
Goldberg has kept Phase III where Kohl's is supposed to be. He has also put a bid in on the 28 acres
immediately south where the DNRC office campus used to be. Goldberg and TKG will be working
together on these phases.
