OLD BUSINESS:
28/38 — 8t" Avenue West — new multi -family — They are reworking the plans; pull off the
agenda and await a new submittal.
West Coast Hotel/Kalispell Center Mall — ARC approved the project on Tuesday. PJwent
over the 19 items in the list. They are looking for a permit soon. Most major issues are either
tied to future projects or have been addressed. Several loose ends that they need to take care
of (e.g. parking, lighting) and Mike baker will look at the landscape plan on Monday.
Western Building Center — They have opted to pull the project at this time, and anticipate
submitting plans for a 10,000 sq ft addition in the spring.
Milbrandt — new apartments/ 1705 -5th Avenue East — Discussed CUP conditions, particularly
the utility easement (Frank has already spoken with him). Get OK from solid waste collector.
Eagle Transit should be OK. 15 ft drive in turn around area was acceptable. Awaiting
additional info, revisions, and building plans.
NEW BUSINESS:
MacKenzie River Pizza — Kelly Court; preliminary comments only. More info relating to
sculpture. There is a one-way service road (more info needed -should curb north edge). Note
the mailbox location and other subdivision requirements/improvements and coordinate
accordingly. Confirm location of garbage collection. Landscape plan needed. Lighting plan
needed. Landscape buffer needed between sidewalk and parking in SE corner. Misprint with
parking/landscaping in the NE corner. Need more info on the patio.
PLANNING BOARD:
Mountain Vista Estates #4 — Secondary access, method of disposal of sanitary sewage were
discussed. About 19 or 20 lots. Move away from E1 system. Cul-de-sac can be on
Grossweiler's with an easement and can be graveled. Pavement/curb/gutter end at the
boundary line. Need to show floodplain and will need a flood study in order to do so.
Floodplain to be shown on preliminary plat. Show 40x40 foot building pads outside of
floodplain on each lot.
