Jeff Clawson, Plans Examiner Roger Krauss, Asst. Police Chief P. J. Sorensen, Zoning Administrator, Chair Jennifer Young, Recreation Supervisor Performance Bond Reminders: Stratford Village Subdivision Phase III, extending the Irrevocable Letter of Credit o June 30, 2006, as it expires January 1, 2006. OLD BUSINESS: Courthouse East — 723 — 5th Avenue East (preliminary review) — They could have some significant issues relating to their PUD. F. Ray said their access is good, they have enough hydrants, but the building needs to be sprinklered and they will need a fire alarm system. Fire has not looked egress yet. We will need to see more information on their parking plan and have information on the use of the other building. Previously, they had taken out the other building on their plans and had parking there with storage underneath. Ray said they would still need to sprinkler the parking structure. We need to get a drainage plan, but Frank thought the drainage was at least partially grandfathered in. We also need to get the ERU calculations from Frank. We will need to know what size domestic water line will be going in there. NEW BUSINESS: None. PLANNING OFFICE ITEMS: Planning Board Agenda — -- Montana Commerce — 2910 Highway 93 South - Make sure they have water hookup as well as sewer. There are no dimensions, no uses, there are traffic issues, etc. that are not covered in the application. Mark suggested they have these covered with Site Review before it goes to the Planning Board to avoid confusion with conflicting conditions. If they are annexing in, they should transfer their application to the City from the State. There may be a sprinklering issue. They should also put in a 10' standard asphalt pedestrian/bike path along Highway 93 and a 5'-6' one along Cemetery Road. Everyone would like to see more information before this goes to the Planning Board. -- Middleton/Fisher Townhouse — 1310 — 6th Avenue West — They will do a minor subdivision. The exhibits they referred to on their application are not attached. The present hydrant location is okay. They need to clarify their addressing. OTHER REPORTS: Spring Prairie — F. Ray received a call from a developer building a 3 0, 000 sq. ft. commercial office building south of the new high school. They spoke about water hookup, and he advised them to call Public Works. Public Works may be running water the length of Stillwater eventually. Kalispell Center Mall — They have contacted Jennifer about their landscaping and it has been approved.
