The enclosed drawings from engineering firm Hatfield & Dawson show the land use
estimates for the new tower array proposed for the KGEZ radio towers. These
valuations were prepared in conformity with the Appraisal Foundation's Uniform
Standards for Professional Appraisal Practice, except to the extent that the Uniform
Appraisal Standards for Federal Land Acquisitions required invocation of USPAP's
Jurisdictional Exception Rule, as described in Section D-1 14 of the Uniform
Appraisal Standards for Federal Land Acquisitions.
Parcel A - This is a 20 acre tract of land which the City of Kalispell has under
option to purchase. Lakeside County Sewer & Water District own Parcel D &
Parcel C and would like to purchase the option from the City of Kalispell 'in
exchange for allowing the towers to be built on the 20 acres. The permanent
F`�arcel B - This 4.0 acre tract of land will require the placement of underground —
radials in the ground. The landowner has given the City a couple of options on how
they would like to handle the placements. The cost will be ........................ $22,000
Parcel C - This 2.63 acre parcel of land belongs to Lakeside Co. Sewer & Water
District and they have agreed to allow the underground radials to be placed as show
in the drawing. The cost will be ................................................................. $14,000
Parcel D - This 2.63 acre parcel of land belongs to Lakeside Co. Sewer & Water
District and they have agreed to allow the underground radials to be placed as show
in the drawing. The cost will be ................................................................. $14,000
Parcel E - This 4.0 acre parcel of land is owned by LBO Properties (Mark Owens)
who has agreed to allow the underground radials to be buried on the property and
one guy wire located on their property. The cost will be ............................ $22,000
The total cost of the permanent easements for the towers is ............ $122,000
