PERFORMANCE BOND REMINDERS: None.
OLD BUSINESS: Spring Prairie Phase 3/Kohl's — Hwy 93 N — They may begin construction as
early as July. They want to get their site work going so they can have a pad delivered by that time.
There could be 3, 4, or maybe 5 other parcels that may start in the fall. They need to get their final
plat submitted and approved before they can get their C of O for Kohl's or any other building permits.
Goldberg may contact Public Works and Fire for signoff letters on their conditions. Jentz stated
that the intersection there is really not Spring Prairie's problem. Freyholtz stated that MDT can take
out the center landscaping island and fix the center lane there. The intersection was discussed.
Freyholtz said they need an additional lane on both sides that would be opposite each other.
However, because of the sign and utilities on the east side, moving the entrance would be an issue.
Wargo thinks the lift station will belong to the City according to the language in the PUD. She will
review the plans. Fincher is working with them on the landscaping.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS: For the March Planning Board, the property near Three Mile Drive
past Mountain Vista Subdivision at the curve on Farm to Market where they are operating an
espresso shop is requesting annexation and a Conditional Use Permit. Conrad has sent around the
agency referrals. If anyone has any issues or comments or you need more information, please let him
know.
The old Montana Home Outfitters building on Hwy. 93 N on the eastside is looking to annex into
the City and get a Conditional Use Permit for an eating disorder clinic. Freyholtz stated MDT has no
issues with their access at this time, but they would need an approach permit if there is more to the
project in the future. They will be extending water and sewer there. Wargo mentioned that they
stated to her they will be putting a road into the parking lot to City standards.
OTHER REPORTS: Sorensen mentioned that he had received an email from Jim Atkinson
regarding the Loading Dock, thanking Site Review for addressing the safety issue with the parking in
the front of the building.
