Kalispell Golf Association — Improvement and Development of the
Municipal Golf Course
October 11, 2010 — Council Workshop
BACKGROUND: Within the last 12 months the City of Kalispell entered into an updated
lease with the Kalispell Golf Association [KGA] for the Municipal Golf Course. A clause in this
lease requires the KGA to obtain the approval of the City Council for any improvements to the
golf course real property in excess of $25,000. The KGA now comes to Council as it has developed
a plan and contract to invest and make certain improvements to the property in an amount of
approximately $600,000. The membership, by vote, has approved this investment.
SPECIFIC REQUEST: The primary plan with which the KGA comes to Council is the
development of a driving range which will be constructed upon property now a part of the
Cameron 9 which will, in turn, be reconfigured. This decision by the KGA is based upon the
consideration that a driving range will be an important enhancement to the course leading to
increased revenues and membership.
FUNDING: The funding for the improvement will be obtained and paid for by the KGA. The
City is working with the KGA to look at funding sources that will provide the best loan terms to
the Association.
COUNCIL ACTION REQUESTED: The staff recommends that the Council make and pass a
motion approving the proposed improvements to the City owned golf course. In the event an
attractive funding source becomes available to the KGA through the City, staff will return to
Council for approval for such funding.

As you know, over the past two years, the Kalispell Golf Association has worked diligently in an attempt
to construct or re -arrange its current driving range, which is inadequate and below minimum standards
that players have grown to expect. In preparation for these changes, KGA's management and Board of
Directors have attended past council meetings to illustrate the need for improvements to the Buffalo Hill
Golf Course facility. The KGA and City of Kalispell worked extremely hard over the past two years, and
successfully agreed to a new lease agreement, which passed a public vote with 85% in support of the
lease agreement.
The KGA is now prepared to move forward with the improvements that are long over due. Pursuant to
section 8 of the golf course lease agreement dated December 2009, KGA respectfully requests approval to
invest $600,000 into the Buffalo Hill Golf Course driving range and Cameron 9 golf course. The
improvements will allow BHGC to compete with other golf courses in the Kalispell area, and provide the
needed boost to the driving range and Cameron 9 at a time when competition for players has never been
greater. We feel that it is imperative for KGA to invest in BHGC in order to grow the game of golf, retain
players, and provide a venue that will allow players to improve their skills, and enjoy the game of golf.
Furthermore, we recognize that BHGC is a vital economic contributor in Kalispell, as such; we
understand our responsibility to local players and businesses that receive direct and indirect financial
benefit. Our need to attract new players of all ages and to help current players become better is essential
to the future of Buffalo Hill Golf Course.
For your review, we have enclosed copies of conceptual drawings and sketches that depict the proposed
improvements and driving range. KGA is prepared to begin work on October 6 if approval is given by
the KGA membership at a special membership meeting on October 5.
We appreciate working with the City of Kalispell and feel confident that the investment of $600,000 by
Kalispell Golf Association is in the best interest of Buffalo Hill's long term future, and to the KGA's
commitment to grow the game of golf in our community.

From the President...
Fellow Members,
Discussion and research of the driving range
issue has been a long process. Since the
start of the discussion and the majority's
clear indication of the need for an upgraded
range facility, many options and ideas have
been thoroughly discussed. The Board of
Directors is bringing forward an option we
believe to be in the best interest of the KGA
and Buffalo Hill Golf Course.
A cursory review of demographics of the
membership of the KGA clearly indicates we
are a withering entity. It is essential to attract
more youth and beginning golfers if we hope
to survive. It is with this thought, that the
dream of a full learning facility takes form.
We must truly use every opportunity to grow
the game of golf. A complete learning facility
is a vital necessity in this endeavor. We
must have vision for the future. We need this
project for the good of the facility and the
KGA.
An additional driving force indicating the
need for a full facility is the competitive na-
ture of the golf business. Currently a stream
of our members choose to go to a local com-
petitor to hit range balls because our facility
is completely inadequate for anything other
than stretching or a warm- up session. Along
with them goes the additional cash flow.
Items such as beverage/food service and
golf accessories are now being purchased at
our competitor's establishment. This project,
as envisioned, will allow Buffalo Hill to pro-
vide a complete golf experience instead of
just "a great course" to play and keep the
cash flow at home.
Several other factors also come to the forefront
with this proposal. The board has effectively
managed to come up with a product similar to
some of the other complete design and con-
struction options which were previously intro-
duced. The project as currently proposed will
be managed in phases, each of which is stand
alone or independent, and can be completed
over a number of years at less than half the
cost originally projected from the previous pro-
posals. Our course superintendent has also
graciously offered to take charge of the entire
effort. We are all aware of his exemplary record
with construction/improvement projects. We
have also been aggressively seeking financing.
Currently we have seven requests out to local
financial institutions. We are also investigating
funding through the City of Kalispell Board of
Investments funding. Such options are some-
times available at a greatly reduced interest
rate.
In closing, I would like to thank you for your
time and consideration. Please come and in-
vestigate the opportunity for yourselves on the
concepts of the project. This is a project we, the
KGA, Buffalo Hill Golf Course, and the commu-
nity need. This is another step in the growth
and evolution of Buffalo Hill as a total golf facil-
ity. This is an investment in our future. Now is
the time.

Driving Range Thoughts
Too Far: I have been around Buffalo Hill since 1981 when we moved here to work as your Head Profes-
sional. The driving range was inadequate then, and is even worse now. Technology has allowed every-
one to hit it higher and further, and our existing range just became too big a liability to allow the contin-
ued use of real balls. People were getting hit back then, and it was only a matter of time until a fatal blow
was delivered. And so, the ping pong balls have been in use ever since, and we all despise them.
Compromises: The Robert Muir Graves layout of the Cameron and Champ left very little land available
for a driving range. Surely a decision was made back then to accommodate those who preferred the old
holes on the Cameron and thus the driving range was sacrificed.
Loser: The Cameron is a great test. We all wish it had 18 holes so that it would get its fair share of play,
but it doesn't, and 9 holes is not a round of golf, and the inability to make tee times on the Cameron limits
the play of those who wish to play 18 holes. We estimate that the operating costs of the Cameron exceed
its revenue by almost $100,000 a year. We can better utilize our land to reduce that loss.
More Fun, More Filling: The proposed changes to the Cameron will make the Cameron more fun for
the average player. No longer will it be "too" tough. Shorter holes will allow everyone to make more
pars and birdies. And this friendlier layout may encourage those who ventured to Village Greens or Cross
Roads to return to Buffalo Hill. Pars are more fun than double bogies.
Practice Practice: We need a driving range where anyone can work on their game. A driving range
where we can hit good balls off of real grass at real target greens. For anyone who has used such a facil-
ity, you know how much fun it can be and that improving your game is actually possible under those con-
ditions.
Died En Route: Let's prevent further decline in Buffalo Hill's junior and adult membership due to in-
adequate facilities. The aging facility is requiring ever more investment which has been difficult to fund,
but we have made progress. Why? Because of the decisions that you and your Board have made over the
last several years. Added competition from new courses has raided players from our membership roster.
We certainly get our fair share of green fee rounds, but the new courses have decreased that revenue as
well. A new driving range will give players one more reason for people to join and visit Buffalo Hill.
CPR: I feel that the proposed driving range will resuscitate Buffalo Hill. It will bring more members
back, energize our youth, encourage our members and entice green fee customers to pick Buffalo Hill
over the competition.
The Best: Buffalo Hill is a great layout and as a result of your support, it is getting better all the time.
The new driving range will just become an extension of that greatness.

Why a new practice range?
First of all, we would like to say that we support a new
practice range at BHGC. There a several reasons for this
support and encourage you to vote YES on October 5.
*Player development of new and experienced golfers.
It is difficult to improve your game without practice, no matter
if you are a low handicap or a beginner. Our current range does
not allow anyone to properly work on their game.,
*Teaching programs are very difficult to administer
with our current range. For the PGA Professional staff of
BHGC to be able to truly help existing players and develop new
players, a proper practice facility is needed. For golf to grow
and continue to attract new players, an avenue for them to learn
the game is needed. Many people who try golf without instruc-
tion quickly become frustrated and end up leaving the game,
never to become a future member or guest at BHGC.
*Support of school golf programs and junior golf pro-
grams is severely hampered by not having a proper practice
facility. The youth is the future of golf and BHGC, we need to
invest in that future to guarantee the next several generations
will have an opportunity to enjoy the great game of golf and
become as good of players as possible.
* All of the other area courses have much better prac-
tice facilities and are taking business from BHGC because of
it. Many of our own members travel to other area courses to
practice, which is not a good situation! If we can develop a
proper practice facility, it will not only keep our members and
guests here to practice, it will help our revenue as well. The
new practice range will generate more practice ball revenue,
plus it will help the golf course and clubhouse revenue pictures
as well, by keeping people here on site.
*Our current range is an eyesore and quite frankly an
embarrassment to have here at BHGC. A new practice
facility will be a much more pleasing landscape to look at.
Think what an improvement it will be with no costly, high
maintenance fences to deal with!!
*Lastly, the changes to the Cameron 9 will make it a
safer and more playable course to a wide range of golfing
abilities. Many of us learned to play golf on the Cameron 9 and
respect the history and memories of that course, but we also
respect our obligation to make the fu-
ture of golf at BHGC the best it can be ;
for everyone. •••

I encourage all KGA members who want
to see Buffalo Hill survive and prosper to
attend the special meeting on October 5 and vote
"yes" for the Cameron Nine reconfiguration/driving
range plan. We're all aware of the serious deteriora-
tion in membership at Buffalo Hill in recent years, and
of the urgent need to reverse that trend. It won't
happen if we choose to do nothing.
While I harbored some skepticism about whether we
could afford some of the earlier and more expensive
re -design concepts, I've come to the conclusion the
current recommendation is not only well -conceived
and financially sound, but something we simply have
to do. New members are the lifeblood of any
course. To attract those new members —especially
young people and others just taking up this great
game --we need to set ourselves apart from the other
choices available in our community. A state -of -the
art practice facility has to be part of that package!!
To those who say:
--We can't afford it;
--It's too risky;
--It'll make my membership cost more;
--I like things the way they are;
consider the probable outcome if we don't do this
now: our membership base continues to shrink, re-
quiring some combination of higher fees and/or cost-
cutting (from an already bare -bones maintenance
budget and overworked maintenance crew) to keep
the doors open. The result: a less well -maintained,
less fun -to -play, more expensive golf experi-
ence. This is not a formula for long-term success!
My wife and I play the Cameron several times a week
throughout the summer, and we were concerned that
the course might be closed for a substantial portion of
an already too -short season. The current plan would
minimize the disruption and make the Cam both safer
and more fun to play. It's a win -win situation.
The management, board, and employees of BHGC
are not only dedicated and hard-working folks ... they
are our friends, neighbors, and fellow lovers of the
game of golf. They've wrestled with this issue for
months, and are willing to stake their reputations —
and even their jobs —on their belief that this plan will
make Buffalo Hill a better facility for us all, with a
brighter, more secure future. Shouldn't we give.this
plan a chance?

An Opportunity to shape the
future of Buffalo Hill
As a member of Buffalo Hill Golf course, I want to
express my full support for the new driving range
project at the golf course.
The current set up for the driving range is very sad
indeed, and I would welcome the opportunity to be
able to hit real golf balls on a real driving range.
Practice is an essential part of the game and the cur-
rent facility falls very short of allowing any kind of
meaningful practice.
I firmly believe that it would also generate substan-
tial additional income for the club in ball rentals and
lessons.
Currently, if I want to practice, I go to Village
Greens. The practice facility there is very good and
there are always numerous people on the driving
range taking lessons and hitting balls. I sometimes
have to wait for an open spot.
One day in particular, I had to wait about 10 minutes
to hit balls at Village greens due to the amount of
people there. When I left Village Greens to come to
Buffalo Hill for my round of golf, the driving range
was still full. When I arrived at Buffalo Hill, only
one person was on the range.
There is a lot of missed revenue by not having a
good driving range, not to mention what it would
add to the overall golf experience for visitors, in a
quality range for practice and lessons.
Please use this letter as you see fit, and know that I,
as a long-time member fully support a driving range
that is in keeping with this great golf facility.

Inconvenient truth
Whiffle balls hurt our game
I buy the "bundle", especially so I can hit a
bucket prior to playing. Loosens me up and
makes me feel ready to play. However, when I
really want to practice my game, both hitting
balls, sand shots and chipping .... I have to go to
Village Greens. Not convenient. I would much
rather be able to have those facilities at Buffalo
Hill. I have disliked the whiffle balls since they
came on the scene, but understood why they had
to be used until a different approach was agreed
on. Hopefully, the members will agree to move
forward on this new plan.
Just wanted to pass on my thoughts/comments.

Win, Win
Some may wonder how the proposed new driving range would
have an effect on the food and beverage operation at Buffalo
Hill Golf Chub? It's a numbers game! The more services you
provide, the more customers you attract. Therefore, with the
new, expanded driving range, more will be honing their skills
on the range, which means more will be eating and drinking in
our restaurant and bar and that benefits us all.
For lunch you can come up and enjoy our wonderful lunch
menu and daily specials, hit a bucket of balls and be back to
work before the boss knows you're gone!
After work, rather than mowing the lawn or cleaning out the
garage, you could be enjoying our "Happy Hour" specials and
still find time to hit a bucket of balls before you head home.
And, don't forget that a lesson with Dave or Marlin could turn
into an "event," with lunch or drinks sandwiched around your
45-minutes of learning how to play the game better!
Of course, don't forget the retirees, they can practice and/or
play golf around a leisurely lunch on "The Hill!"
So, looking at the driving range from a numbers basis, the
more people practicing and learning the game of golf, means
more people around eating and drinking, which turns into a
"win, win" situation for the food and beverage operation!

I really believe Buffalo Hill Golf Course
would benefit in having a full range with
real practice balls and a full length range
where you can hit a full driver. Junior
golfers would camp out on the range more
often which would better their game and
make the Flathead Valley a strong area for
junior golfers. For instance the Labor Day
Golf Tournament, competitors are driving to
other golf courses around the valley to hit
range balls and warm up before they go to
Buffalo Hill for their tournament round.
That's not right, you shouldn't have to go
elsewhere to warm up before a round of
golf. It should be available, at the course.
I strongly believe that Buffalo Hill Golf
Course would benefit in having a full range
with real balls. It would attract more
players to the course and would give more
of a benefit to junior golfers who want to
improve their skills.

Driving range is vital
As a junior member of Buffalo Hill, I feel
that the course deserves a driving range
that befits its quality. The state of the cur-
rent driving range is dilapidated. The plas-
tic -type range balls do not emulate the feel
of the balls one would hit on the actual
course. The netting is also a danger because
its ripped sides allow balls to be hit at play-
ers coming down on hole #9 on the Cameron
side. The practice facility at Buffalo Hills is
great except for the driving range.
A new driving range would be greatly appre-
ciated by all who play Buffalo Hill. The driv-
ing range is such a vital part of the golf
course because everybody uses it when they
go out on the course. A high quality driving
range would increase the status of Buffalo
Hill that much more. Some people go out and
just use the driving range without playing
the course, and the current driving range is
turning those users away to other courses.
An investment in a driving range is an invest-
ment in Buffalo Hill's future.

Practice makes golf fun
As a junior golfer not being able to practice
full swing shots with real golf balls at my
home course is frustrating. Buffalo Hill has
great short game practice greens but fake
golf balls on the range! The support that
Buffalo Hill and Alice Ritzman provide me
and other junior golfers is awesome. For
junior golfers like me who want to be com-
petitive with players from out of state, a
new driving range could help us and all golf-
ers who want to get better. Please support a
driving range at BHGC.

10) THINGS ARE TOUGH ALL OVER (INCLUDING THE CAMERON) — The proposed changes to the be-
loved (and yet sometimes hated) Cameron Nine would snake it a little shorter and much more user-friendly, thereby
encouraging golfers of all ages and abilities to come play it. We do not anticipate much, if any, disruption to play on
the Cameron during the course reconstruction, and can envision most of the work being completed in a short period
of time.
9) IT'S BETTED TO BE SAFE THAN SORRY — We have tried to incorporate changes to the Cameron that not
only make it more enjoyable and relatively realistic to play well on, but also to make it safer for golfers, residents
and businesses on the course. As it is, the Cameron presents several dangerous and difficult holes, with many liabil-
ity concerns and accidents waiting to happen. We think that safety is an issue that should come first!
8) IF YOU BUILD IT, THEY WILL COME — This isn't exactly rocket science, folks .... the most common com-
plaint we've heard over the last few years (by far) is regarding the existing driving range situation. The KGA Board
has listened and is trying to respond with the best possible solution. After countless hours of discussion, research and
consultation, we have decided that if we can provide a good driving range experience, we will get more members to
join, attract more groups and out-of-town visitors, elevate the activity level around the clubhouse and increase reve-
nues. If we don't, our bottom line will continue to shrink. It's that simple.
7) HOW CAN I MISS YOU WHEN YOU WON'T GO AWAY? (OR, I'M SO MISERABLE WITHOUT
YOU, IT'S ALMOST LIKE HAVING YOU HERE) — We believe that a new quality driving range will not only
draw new members and visiting greens -fee -paying players to Buffalo Hill, but will help us keep existing members
and hopefully bring back some former members who have gone elsewhere, quit playing or decided not to renew their
memberships. We are tired of seeing our members hitting balls at driving ranges on other Flathead Valley golf
courses, and want to create the opposite situation, where other area members come to our range for a change!
6) THERE'S NO TIME LIKE THE PRESENT AND NO GREENSKEEPER LIKE OURS — Because we are
currently in a bad economy, there are a number of available contractors and laborers that can be hired and materials
that can be purchased at low rates and prices. Our diligent course superintendent Mr. Heselwood, who we feel very
lucky to still have with us at this point, is not only willing to move forward and perform a lot of the required work
himself and with his crew, but he has contacts, connections, equipment and experience that will be invaluable. If we
did not have Jon to see this project through, it would be too costly and arduous an undertaking to even consider. The
time and effort he has already spent on this voluntarily and without compensation is immeasurable. Who knows how
long he will stay at Buffalo Hill. We firmly believe the time to act is NOW, and the person to head up the project is
Jon Heselwood!
5) IT'S THE LEASE WE CAN DO — Keep in mind, after last November's ballot measure passed, the
City of Kalispell extended KGA's property lease for another 20 years. The main reason for that extension
was to give us the opportunity to procure financing from local lending institutions for a project such as this.
Interest rates are at an all-time low and we have explored various favorable financing alternatives. Even in
this tough economy, Buffalo Hill Golf Course is holding its own with a strong enough financial position to
be able to get the necessary funds. As leaseholders, we have an obligation to make necessary improve-
ments. If not now, when?

4) CAN YOU SAY "PRACTICE FACILITY?" — We are not only talking about your basic driving range here.
This will also be a truly unique, state-of-the-art and top notch pitching, putting and practicing facility that our
longtime golf professionals can finally use to teach their lessons, where Kalispell's youth can learn to golf, where
people of varying skill levels can hone different parts of their game and that we can proudly and honestly call "the
best in the valley." How nice will it be to come up and hit a bucket of REAL balls with ALL your clubs, maybe
make a few sand shots and take some putts, then stop in for lunch or go out and play a round? We think it is going
to be an exciting and excellent benefit for the entire community, let alone Buffalo Hill.
3) THAT'S WHY THEY CALL IT "LONG RANGE PLANNING" —OK, so some of us are not really all that
interested in hitting balls before we play or improving our golf game. We're all getting a little older every day, and
we might not see the need for change. Maybe we should just "maintain the status quo" and not worry about grow-
ing the golf course, making things better or doing the right thing. After all, we really don't need to look out for
anyone other than ourselves, right? WRONG! We feel that those of us on this Board of Directors have a mission
and a directive to do what is best for the future of the KGA and Buffalo Hill Golf Course. Building this driving
range is in the best interest of those of us who are playing golf here today, and for those who will come after us for
many years down the line. It will hopefully be our legacy.
2) A NET LOSS CAN BE A NET GAIN — We have looked at many different options, and at a whole variety of
studies and figures and numbers concerning the existing driving range and what to do with it. We have heard a
multitude of opinions, and have argued (amicably) amongst ourselves and with our friends, playing partners and
even our spouses. None of us has the absolutely "correct" solution, but one thing we ARE sure of is that anything
that has to do with replacing the embarrassing, wind -torn old netting (or installing new netting, which is extremely
expensive, unsightly and complicated and difficult to get approved), would be the wrong answer. It also would
require replacement/repair again, which will cost more money. The alternative we have chosen is the most aes-
thetic, practical and cost-effective in the long run. Otherwise, we will be forced to live with our currently -netted
area and Cayman range balls.

I) THE GOOD OF THE MANY OUTWEIGHS THE GOOD OF THE FEW —
No matter what we decide to propose, and what the general membership decides to accept or reject, SOMEONE
will be unhappy and dissatisfied. The Board of Directors knows that, but we cannot please everybody. This is as
viable and bona -fide a solution as we and the KGA staff can come up with, and we believe that it will pay for it-
self sooner than later, have a positive effect on our course and its members, and eventually turn out to be the best
possible decision. We are committed and passionate about it, having spent many hours of our volunteer time trying
to come up with a plan that will suit most folks. Pleas
on reason and reality, and attend the special mem-
bership meeting. We hope that you will be as genu-
inely enthusiastic about our proposal as we are, can
appreciate all the time and energy that has gone into
bringing it forward, and that you will vote "FOR"
this driving range project.
We know many of you will have already attended the
open house and have considered all the information re-
lated to the plans. We respect your busy schedule, so
come to the meeting on October 5, sign in and receive
your ballot which you can immediately cast and place in
the ballot box. This will free you up to leave the meeting
early if desired!

1. Q. Why are we looking into a driving range?
A. The KGA membership directed the Board of Directors to find a solution to the current driving range problem
that would allow golfers to hit real golf balls, including woods and hybrids.
2. Q. Why don't we just stay with what we have and hit Cayman balls?
A. Our ability to grow the game of golf and attract new players to BHGC is hindered significantly by the use of Cayman
balls. Cayman balls discredit our facility and do not allow players to improve, practice, or sharpen their skills.
3. Q. Why can't we just use "irons only" on the existing range?
A. Well, ok, how do you define an iron? Hybrids? Which irons? For who? Some of our members can hit a 6-iron over
the top of the existing poles and netting. You get the point. This was actually tried several years ago, but failed miserably.
Even with REPAIRED poles and netting, irons only is not a solution to our problem, nor a good option.
4. Q. hoes the existing driving range pay for itself?
A. The existing driving range gross revenue is about $15,000 per year, and with minimal expenses for balls, equipment,
staff time, and ignoring the list of repairs and maintenance that the existing driving range needs, the range is able to generate a
small profit If deferred maintenance is addressed (poles, netting, balls, etc.) the range would not pay for itself.
5. Q. will the new driving range pay for itself?
A. Nobody wants to represent anything that isn't factual, and since we don't have a crystal ball, we can not say for certainty
that the range will produce positive cash flow. However, what we can say is that based on all the information we have re-
searched, a range at BHGC should at least TRIPLE the driving range revenue alone. In addition, we expect to see more greens
fee players, junior activity, and hopefully position ourselves to attract memberships.
6. Q. ;Flow much will a bucket of balls cost?
A. Although rates are not official, we have discussed a SPECIAL DISCOUNT PACKAGE for members (membership -
driving range package) that will be very attractive and affordable. Individual buckets of balls will be in the $5 for a small
bucket and $8 for a large bucket price range.
7. Q. We can't afford the things we have on our list now. How can we afford a new range?
A. Given the trend that we have identified in golf (national and regional trends) it is imperative that we offer a proper
venue and programs for players to practice so that they can learn and enjoy the game more. Golf needs new players, returning
players, juniors, more women (and of course men) in order to sustain the game and business of golf. If we INVEST in our
facility so that we can grow the game, we improve our position to survive and thrive. If we do nothing and ignore the problem
of golf's declining numbers, well, it's only a matter of time. Our goal is to reverse the trend and see an upswing growth curve!
8. Q. What are the benefits of a range?
A. Enjoyment of golf, ability to grow the game and sustain BHGC, all players and all ages improving their skills (YES!
Golf is a lot more fun when the ball is struck properly!). We project additional revenues from the driving range and spin off
revenues throughout the clubhouse in the restaurant, bar and pro shop. We've all heard the stories of members practicing
somewhere else and ending up spending money on lunch, tees, etc. We firmly believe a good practice facility will SERVE
OUR MEMBERS better, and provide BHGC an opportunity for a bright future.
9. Q. Are my dues going up to pay for this?
A. KGA will not impose any additional fees to pay specifically for the driving range project.
10. Q. The Cameron 9 should not be modified - it will ruin the historic layout. Why do this?
A. The Cameron 9 is a great golf course, but like every other course in the country, golf courses evolve and change. In
fact, the Cameron 9 is NOT the original 9 holes - it has seen changes over the years as well. Did you know that the OLD #9
Cameron fairway and green was a par 4 located where the current driving range is now located? Many of you remember this
to be true. This design was in effect until 1978 when the Championship 18 was completed.

Dear fellow members,
In June of 1992, I was introduced to this wonderful
game by a friend of mine who was a member of Buf-
falo Hill Golf Club. I had played a couple of times
when I was younger, but never really got the bug until
he invited me up to the range to hit some balls one
Saturday afternoon. By the time I left the driving
range, I was hooked and went and purchased my first
set of clubs.
In the weeks to follow, we spent the majority of our
time on the range. I didn't know anyone there, but do
remember waiting for a mat to open up, so I could
begin beating balls. I had no idea what I was doing
but knew by the sound, feel and flight that I had hit
some good shots. I am pretty sure I personally wore
out a couple of mats that summer. In fact, for years
following, I was constantly scraping the green film off
my clubs from the mats!
I don't spend as much time on the range as I used to,
and probably should. I have a hard time determining a
good shot from a poor one hitting the current Cayman
balls. I remember a time when the range was totally
packed by younger generation of players. Those
young people, most still play and come home to Buf-
falo Hill Golf Course. For me, it has been interesting
to watch those player's mature in their game, go to
college and play or work in the golf industry in some
form. Personally, I still enjoy many friendships that
were formed on that driving range.
We as members have a great opportunity to offer this
wonderful game to more. I believe in the path and
solution that your board was challenged with and is
proposing. Change is always very difficult, but it is
the only constant in our lives, and we all must find a
way to embrace it. We have an opportunity to im-
prove on our current facility and build a driving range
that all of us can enjoy for many years to come. This
facility would allow our current PGA staff the oppor-
tunity to provide lessons to many people for more en-
joyment in their game.
Upon reviewing the proposal, I would only ask each
and everyone for an open mind and to look to the fu-
ture of Buffalo Hill Golf Course and the generations
to come, vote yes on October 5. Thank you for your

KGA is prepared to finance the project through long
term financing. In early September, KGA sent letters
to several local banks requesting proposals for fifteen -
year fixed and variable financing. In addition, KGA is
also discussing low interest borrowing that may be
available through the City of Kalispell. The city
would NOT share in the loan obligation, but rather,
qualify KGA to participate in the program.
Our current payment on the cart rental fleet is $67,000
which will be paid off by May, 2011. At that time, the
KGA's balance sheet is free of any debt, yet has assets
of S2,500,000. Borrowing money to invest in our fa-
cility is a good use of our resources and reflects our
commitment to growing the game at Buffalo Hill Golf
Course. The amount of money borrowed will not
jeopardize the liquidity of Kalispell Golf Association
nor prevent KGA from continuing to invest in the golf
course, clubhouse, infrastructure, and necessary
equipment to operate the golf course.
