Wilson, Senior Planner James H. Patrick, City Manager SUBJECT Final Plat for Westview Business Center MEETING DATE: May 16, 2005 BACKGROUND: This is a request from Thomas, Dean and Hoskins on behalf of their client for final plat approval of Westview Business Center, a five lot commercial subdivision located on the east side of North Meridian Road and north of Three Mile Drive. The property is zoned B-2, General Business, and contains approximately 4.610 acres. The Kalispell City Council approved this subdivision subject to conditions on July 6, 2004. All of the conditions have been met or are otherwise adequately addressed. There is some remaining landscape work that has not been completed and a Subdivision Improvements Agreement has been submitted with this plat in the amount of $60,000 which covers the cost of the improvements plus 25 percent as required in the Kalispell Subdivision Regulations. A letter of credit has been submitted with the final plat to cover the cost of the improvements with the improvements anticipated to be completed by August 1, 2005. The Subdivision Improvements Agreement includes more work than actually needs to be done since most of the work has been completed since the SIA was prepared. No parkland dedication is required because this is a commercial subdivision. RECOMMENDATION: A motion to accept the Subdivision Improvements Agreement and approve the final plat would be in order. FISCAL EFFECTS: Minor positive impacts once developed. ALTERNATIVES: As suggested by the city council. Respectfully submitted, Narda A.
