The subdivision would create one commercial lot (lot 2B) at the Ashley Square Mall and was approved on May 5, 2007 by the Kalispell City Council subject to 8 conditions. The Ashley Square Subdivision is 0.3 of an acre in size and is located on the north side of US Highway 2 approximately one half mile west of North Meridian Road. The subdivision site is zoned B-3, Community Business, which allows a wide variety of commercial, retail and office uses. The Kalispell Subdivision Regulations, Section 2.06.E.7, allows the subdivider to request a one-year extension of the preliminary plat approval deadline from the city council. A one-year extension would give the developer until May 5, 2011 to file the final plat. RECOMMENDATION: A motion to adopt the resolution and grant a one-year extension to the preliminary plat approval for the Ashley Square Subdivision would be in order. FISCAL EFFECTS: Minor positive impacts once fully developed. ALTERNATIVES: As suggested by the city council. NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF KALISPELL, MONTANA AS FOLLOWS: SECTION I.
