OLD BUSINESS: Buffalo Hills Golf Course - A request for two starter shacks and a
maintenance building, all located near the clubhouse on top. It will change where the Cameron
Nine begins. Public Works has a significant issue with the location of the building. Burnham is
working with the engineer on this. Wargo stated they have submitted another drawing as of last
night. All other departments have approved this project, so this is passed through Site Review if
approved by Burnham tomorrow when he returns.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS: Nothing for the upcoming Planning Board Meeting.
Proposed subdivision on the north end of South Meadows, north of Bluestone. They have
submitted some questions to the City. Wargo stated Public Works will need to see if there is
capacity for another subdivision at that lift station, and asked if they have an easement to access it.
There will be groundwater issues, and Wargo noted that everyone at South Meadows has water
in their crawl spaces. Sorensen stated they will need to determine where their flood plain line is.
Elkins suggested they do some soil testing because of flood plain issues. The developer is
thinking of having this development for manufactured homes. They will probably have to have
"slab on grade only" construction for homes, which may or may not work for manufactured
homes. Sorensen noted the cul-de-sacs look too small for the necessary turn around area needed
by the Fire Department. Also, the wedge shaped lots can be a problem for getting the proper
minimum lot width at the front of the house without putting it on the back of the lot, which
creates a very long driveway. Conrad will send the Committee's comments to the developer.
