Please remember that you are being asked to remove the DOMESITE PUD. The Council
was very deliberate when you instructed me to make sure that if the DOME were to be
removed from the site that the development project would have to be "first class."
With much negotiating, and give and take on both sides, I believe that we still have the
opportunity and obligation to require that the developers of this site go above and beyond
what might be expected of them in a large city urban development. The developer has
agreed to 27 of the 30 conditions provided. Therefor, the developer would like to
pressure you into reconsidering three conditions. I suggest that IF they start trying to
renegotiate any of the 27 agreed to by both parties, we STOP the meeting.
Of the three conditions that the developer wants leniency on, two are critical to the
appearance of the project and the third pertains to the prohibition of casinos. Please refer
to Condition 14, requires landscaping within the parking lots; Condition 22, refering to
signage; and Condition 23, prohibits casinos. I hope that you will stand firm on all of these
conditions.
If this project is withdrawn because of these three issues, the financial stability of this
project is questionable. JUST SAY NO and you will have a retail development project we
can all be proud of.
