SUBJECT Meeting with Alan Crosswell on the Signage for
Mountain View Plaza PUD
This is a follow-up from our meeting yesterday afternoon with Crosswell Development
regarding the signage for the Mountain View Plaza PUD to generally recap our
discussion and to document the calculations we were able to offer as a compromise to
"strict compliance" with the zoning ordinance.
As you know, the formula outlined in the sign regulations is based upon the lineal
frontage of the building adjacent to the right of way. We used the formula that relates
to shopping centers that allows increased square footage up from 3.0 square feet for
the first 200 feet then 1.0 square feet in excess of 200 hundred lineal feet to 3.5
square feet for the first 200 feet and 1.5 after that with no limit on the total square
footage.
Rather than "strict" compliance with the square footage calculation, we strived to be
in "substantial" compliance by considering the total lineal frontage instead. Basically
we included all of the building frontages to come up with a total allowable square
footage of 3,558 square feet rather than 2,597 square feet. We then attempted to find
a reasonable allocation for _-4kmQ=4 the buildings as well as the two primary entrance
signs, one along Highway 93 and one along West Reserve Drive, as well as the five
smaller monument signs proposed by the developer along Highway 93.
It may be noteworthy, that we contacted the Missoula City -County Planning Office to
inquire about Home Depot signage on Reserve Drive because we considered that
when it came to the sign of the two free standing signs on Highway 93 and West
Reserve Drive. Home Depot was granted some special dispensation by Missoula on
their freestanding sign that allowed them to increase the square footage by providing
increased setbacks from the right-of-way. Their sign is at the maximum allowable
sign size per face under the Missoula zoning regulations of 122 square feet per face,
22 feet tall and setback 25 feet from the right of way. This sign is shared between
Home Depot and another tenant with Home Depot claiming approximately 80 square
feet of the 122 square foot free standing sign.
