RE: Home Depot Development
Enclosed is information you requested from our office in regards to a recent Home Depot
Development. The development is in an existing `Bear Creek Plaza" with a WalMart
and Office Max. When the Home Depot went to go in, they were required to follow a
similar development style. Some compromises we asked for was some extensive
landscaping. The entire development was approved as a PUD and went through a lot of
public scrutiny. In truth, the facades were a compromise in order to appease the "anti-
growth" contingent. In any regard, it has turned out quite nice.
Signage: As part of the original PUD agreement, only one free-standing sign was
allowed per ordinance requirements, which is 56 sq. ft. and 10' in height. When Home
Depot went in we approved an enlarged sign to 72 sq. ft. and 13' in height, which was
equal to the largest sign in the area and seemed to scale with the large development which
is off the highway frontage.
Lighting: We do not have an extra copy of the approved lighting plan, it is very detailed
with footcandle readings. We allowed only full cut-off fixtures with 20' height of poles
on the perimeter and 30' poles on the interior of the project. (Although, this was part of
the original approval, and we will no longer allow anyone to go higher than 20'). We had
extensive review of the footcandles and finally we compromised with them. We use the
Illuminating Engineering Society of North America (IESNA) standards as a guideline,
Home Depot's standards were much brighter.
Facades: Enclosed is a photo I found in the file of the exiting Wal Mart and Office Max.
I also enclosed a copy of the computer generated color elevation (sorry, I had no extra
color copies) and the architect drawing of the elevation.
Landscaping: I have enclosed a copy of the landscape plans for Home Depot parking
area and front setback area. We were able to work with the developer to create a park
like waterfall area that also handle some on -site drainage.
The Home Depot just opened its doors about two weeks ago and so far they have done
everything they promised. We have a few minor details to work, but we expect them to
not be a problem.
