It differs from your proposal on the following points and for the following reasons: Hwy 93 Pylon: 1. We require the foot height in order to accommodate the smaller tenants in the back. Although we have reduced the two larger signs considerably, we cannot proportionately reduce the smaller signs. We need the 24 feet in height to physically fit the signage on the sign. 2. Our total square footage is 158, not 150. Again, we cannot reduce the smaller tenants any more than this. 3. We will move the sign to 41 feet from the property line, not 31 feet as proposed. W. Reserve Pylon: t 5- 1. We are requiring.2ffeet in height. Again, we cannot proportionately reduce the size of the smaller tenants in relation to what Home Depot has agreed to reduce their sign. Please keep in mind that Home Depot can afford their generous reduction considering their location. The others are not in that position. 2. Our total square footage is 117, not 100 for the same reasons above. -S l d Monument Signs: 1. We are requesting)rmonument signs instead oft. Anything less than 3 seriously impacts our ability to provide enough exposure for the number of possible pads. Also, 3 monuments spread across 1600 feet of frontage will not be overbearing. 2. We have agreed to reduce the size of these signs to 60 square feet per face. p P 40 Building Signs: 1. Your proposal to use the 1.5 calculations is reasonable. Based on my comments to you yesterday specific to area B, we are requesting to use any building frontage length for this calculation. I also believe both sides have come a considerable distance toward the middle, considering where we started, and our above recommendations are a good example of that. With that said, we are asking you to present the attached proposal as -is to the council with your recommendation to approve. Please let me know if you have any questions or comments. Reserve: Height: 21 Feet Square Feet: 234 Total Square Feet (117 square ft. per face) Location.: 21 Feet from Property Line Monument Signs — Hwy 93 : Limited to Maximum of Three Height: 6 Feet Square Feet: 120 Total Square Feet Each (60 square ft. per face) Location. At the Property Line 11,1911JUNIc Area A: Total Square Feet: Product of 1.5 x lineal building frontage feet. Area B: Total Square Feet: Product of 1.5 x lineal building frontage feet. Any side of building may be measured for the above calculation. Page 94 - Kalispell Zoning Ordinance (2). Lot Length. In lieu of using the length of building frontage as a means of calculating sign area allowance, the calculation may be based on a ratio of one square foot of sign allowance for each lineal foot of lot frontage along a single public road. 27.24.080: Regulations for Specific Categories of Signs. (1). Freestanding and Ground Signs. (a). The advertising display area per sign face shall not exceed 200 square feet except as otherwise permitted by Section 27.24.080(3). (b). A single sign may be permitted on a lot having at least thirty (30) feet of frontage along a public road except up to two (2) signs may be permitted when the frontage of the lot along a single road exceeds five hundred (500) feet. Under this provision, a corner lot with frontage along two (2) public roads is eligible for a sign along each frontage. (c). Signs shall be setback a minimum distance of fifteen (15) feet from any side property line. This requirement need not apply to corner lots where t".c side propetty line is a public rigirc-of- way. No sign shall be erected or extend over any public right- of-way. (d). Heights, area, and front yard setbacks of signs shall be permitted in accordance to Table 1.
