Dear Bruce:
The above -referenced application has been reviewed for final plat approval. The approved 2-lot
commercial subdivision is located on the west side of 8th Avenue West North approximately 400
feet south of Idaho Street. The preliminary plat is scheduled for approval by City Council on
September 4, 1995 with no conditions of approval. This letter evaluates compliance of the final
plat to the approved preliminary plat.

There are no substantial or significant changes from the approved preliminary plat.
The final plat is found to be in compliance with the Kalispell City Subdivision Regulations and
Montana Subdivision and Platting Act.

It is recommended that the final plat of the Amended Plat of Lot 1, Meridian Complex be approved
as submitted. The City has 30 days from date of receipt of this report to complete final review. If

This is a request by Montana Chip Partners for preliminary plat approval of a two (2) lot
commercial subdivision located on the west side of 8th Avenue WN approximately 400 feet
south of Idaho Street. Subject property is a resubdivision of Lot 1, Meridian Complex. This
is a minor subdivision which is forwarded directly to the City Council for review and final
action.

Location:
The proposed subdivision is located on the west side of 8th Avenue West North
approximately 400 feet south of Idaho Street. The site contains approximately 8.04 acres
with 240 foot of frontage on 8th Avenue WN.
Existing Land Use/Zoning:
The subject property currently is occupied by one building which houses Northwest Drywall
and storage, it is zoned I-1 (light Industrial).
To the north and west is zoned B-2 with a variety of commercial uses, east and south are
zoned 1-1 with industrial uses and the railroad.
Covenants:
None were submitted.
This preliminary plat is reviewed as a minor subdivision in accordance with the Kalispell
Subdivision Regulations.
The effects and/or impacts of two (2) non-residential lots is expected to be minimal relative
to public health and safety. This subdivision Is within the jurisdiction of the Kalispell police
and fire departments. Emergency medical support is located nearby at Kalispell Regional
Hospital. The property does not exhibit any natural hazards. The terrain Is flat and the
property Is not within a designated floodplain. Access Is available via 8th Avenue West
North.

The subject lots are within the city limits of Kalispell and surrounded by non-residential
development. There is no residual wildlife habitat.
EFFECTSTHE NATURAL ENVIRONMENT:
The property exhibits no unique natural features. The lots are flat and have no unusual or
significant plant communities associated with it. This lot has already been committed to
development by previous subdivision and land use approval. There will be no additional
Impact on the natural environment.
schools: Because of the existing development and future
commercial redevelopment, no impact is expected.
Parks and Recreation: Impacts will be minimal. This project is exempt from
parkland dedication or In -lieu fee.
Fire Protection: The subdivision will be served by the Kalispell Fire
Department. The Building Codes adopted by the City
would require modification to the structures with the
addition of this new property line.
Police Protection:
Water, Sewer, and
other utilities:
Public Health Services:
The Kalispell Police Department can adequately serve
the additional development.
The site is served by 8th Avenue West North, a City
street. The street is fully developed.
The subdivision is served by existing utilities that have
adequate capacity and with appropriate easements this
subdivision should have no Impact.
Existing medical facilities In Kalispell will be able to
accommodate the medical needs and emergencies of
the residents of this subdivision.
The proposed subdivision is located within the confines of the developed area of Kalispell
and will have no impacts on agricultural activities.

The property is served by all necessary public facilities and utilities. It is appropriately
zoned and each proposed lot has adequate building area for the zone. This proposal is
considered to be in conformance with the type of development permitted by the zones
In the area.
