It is the philosophy of the Owner to offer and market a development project that has been comprehensively
designed in an architectural and landscape architectural sense. Trio areas which will be addressed in ilia
landscape plan are as follows:
1. Entry -
'rho project entrance will be constructed first. Landscaping will include a divided road with
landscaped modian, project signage, a possible water feature, road screening, lighting and irrigation.
The entrance will be emphasized through the design as the quality and authetic signature of thu
development.
2. Eroiect Border.
The project boundaries (including areas bordering street right-of-ways) will be designed to enhance
both the view into and out of the project. Landscaping will Include screening with conifurous and
deciduous plants, berming or landforming and texturing with landscape mulches.
3. Common_ Arm
Aruas which are collective open spaces close to the unit development will be landscaped in sod and
trues with irrigation. This will insure that the project will have a cohesive and finished appearance.
4. Sonsative sloQga and ri Arian r nos.
Son!�ative slopus along the rivor bluffs will be preserved in native cover with the exception of areas
adjacent to the access road to the clubhouse. This area will demand special onhaneomunt and
stabilization including retaining structures or rockeries and slope stabilization with vegetation.
Special care will have to be excersized to maintain the quality and condition of existing largo trees on
the face of the bluff. River edge vegetation will be presurvod and maintained to insure that sodimont
discharge into the Stillwater River is riot increased due to projuct development. Development of any
structures or landscape ulumonts on the lower plateau of Junipor Bond will be constructed so as not
to contribute to water quality dogrugation.
5. Unit Landscaoe_
Thu landscape architecture of the areas around the units will be complimentary to the rustic elements
and style of the homes. The landscape palette will include coniferous and ducidous shrubs and
trues, flowers, landscape boulders and mulchus, edging and sod. Unit areas landscaping will also
include drip and spray irrigation as wall as low voltage situ lighting.
Landscape plans and specifications will be submitted with the final plat.
