Drawer 1997 Kalispell, MT 59903 Re: Preliminary Plat Approval for Amended Plat of Buffalo Stage Phase I, Lots 1T through 12T Dear Clarence: The Kalispell City -County Planning Board held a public hearing at their regular meeting of October 15, 1997 to consider a request by Sands Surveying on behalf of Penco of Montana, Inc. for preliminary plat approval of the Amended Plat of Buffalo Stage Phase I, Lots 1T through 12T, a 24 lot single family residential subdivision. The property contains approximately 5.85 acres and was previously platted for 48 townhouse lots. The property is located west of Whitefish Stage Road and south of Edgerton School. Narda Wilson with the Flathead Regional Development Office presented a staff report and recommended approval of the preliminary plat subject to five conditions. Eric Smith, representing the applicants, reviewed the history of the development and stated they agreed with the conditions An adjacent property owner spoke in favor of the reduced density, stating the single family homes would be more compatible with the rest of the Buffalo Stage subdivision. Board members were familiar with this project and noted the merits of the reduced density next to the school. A motion to adopt FRDO Report #KPP-97-2 as findings of fact and to recommend that the city council approve the proposed preliminary plat was passed unanimously on a vote of eight in favor an none opposed. Attachment A lists the five recommended conditions of approval. This proposal is being forwarded to you to be scheduled for the November 3, 1997, regular city council meeting. Please contact this board or Narda Wilson at the Flathead Regional Development Office if you have any questions regarding this matter. Sincerely, pell City -County Planning Board (:" 90 Pamela J.
