HEAR THE PUBLIC: None.
PERFORMANCE BOND REMINDERS: Legends Court, Tracy Gardner, there are still
some issues there. Montana Club still have some issues that haven't been completed, i.e. fence
in lieu of the landscape buffer, bike racks, etc.
OLD BUSINESS: Ashley Square — 1325 Hwy 2 W — They were thinking of coming back on a
revision to the landscaping buffer, but they have not contacted us.
NEW BUSINESS: Syke's — 202-2" d Avenue West — Dave Jolly and Ray Thompson have
purchased this and are upgrading the existing site. They have made some revisions on the parking
with the additional square footage added to the building. They have removed one of the parking
spaces and some of the striping to make the two handicapped spaces van accessible. A lot of the
construction for the stormwater is underway right now. They admit the parking is crowded, and
Burnham suggested they take out a row of the parking next to the barber shop to allow more
drive through area. Landscaping was added in the front. There will now be a covered entry with
an airlock entry, they will keep the existing automatic door, and the sun room will now have some
wide Nano wall sliding glass doors in two locations so they can be opened out onto a patio.
There will be a roof overhang, and a small retractable awning. They will put in a row of bollards
to separate the patio from the parking area and a landscaping strip of shrubbery and a decorative
fence. The patio will have a seating area for when the weather is nice. They may want to close
off the sun area for a small group meeting from time to time to keep it separate from the rest of
the restaurant. They would have access to the back door. The counter is permanently attached.
The distance from the parking spots to the bollards is over 22 feet. A 1,000 gallon grease trap is
in the back in line with the two floor drains. The dishwasher should not go into the grease trap.
Only the prep sink and the floor drains would go to the grease trap. They need to get the
standard for the gasketed lid from Susie. The sewer line is 91/ feet there. If they intercept it with
a 51/ foot wide tank, and it has to flow through the grease trap, they'll have to either get a new
tap put down or bring it back to where the other service goes down parallel. The schedule given
to APEC was first the existing, then the north addition, then the alley ... they would like to put
all the utilities underground, and then the parking lot to the west. This is approved by Site
Review.
Immanuel Lutheran Home/Buffalo Hill Terrace — expansion of existing nursing home and
senior living apartments — additions, relocating the chiller, parking, parking shelters, and drainage.
A CUP was previously approved. New plans were distributed. The committee will review the
new plans and discuss it at next week's meeting.
Costco — 2330 Hwy 93 N; new underground, 1,500 gallon storage tank with above ground
venting equipment for fuel additive — Burnham asked if the tank was being put in a vault or
directly into the ground. It will be going in the south east corner of the property. They have a 12
foot vent according to Fire Code. There is not a lot above ground. They will be adding a
landscape buffer around it. They need to keep it below three feet because of the corner and visual
triangles with the shrubs from a sight perspective. They plan on putting in some bollards to
separate it from the traffic on the gas station side. The committee will go view the site and
discuss it at our next Site Review meeting.
PLANNING OFFICE ITEMS: Dance Studio — Request for a Use Permit and Zone Change for a
dance studio in the 2,200 sq ft commercial building east of Edgerton School, between the school and
Whitefish Stage Road. A referral has been completed and this will go before the Planning Board.
Landscape Ordinance — This is up for hearing on October 12t'`
