The subdivision would create six residential lots and was approved on February 5, 2007 by the Kalispell City Council subject to 24 conditions. The Blue Skies Subdivision is 2 acres in size and is located on the east side of Valley View Drive, approximately 1,000 feet south of the intersection of Valley View Drive and Foys Lake Road. The 2 acre subdivision site is zoned R-3, Urban Single Family Residential. The Kalispell Subdivision Regulations, section 2.06.E.7, allows the subdivider to request a one year extension of the preliminary plat approval deadline from the city council. A one year extension would give the developer until February 5, 2011 to file the final plat. RECOMMENDATION: A motion to adopt the resolution and grant a one-year extension to the preliminary plat approval for the Blue Skies Subdivision would be in order. FISCAL EFFECTS: Minor positive impacts once fully developed. ALTERNATIVES: As suggested by the city council. WHEREAS, the City Council of the City of Kalispell granted preliminary plat approval for Blue Shies Subdivision on February 5, 2007, and WHEREAS, owner Peggy Mathiason now desires a one-year extension to the preliminary plat for Blue Skies Subdivision in order to finish the infrastructure necessary for final plat, and WHEREAS, Section 2.06 of the Kalispell Subdivision Regulations and Montana Subdivision and Platting Act allows the City Council to grant a one-year extension to the preliminary plat in addition to the original three year approval; and WHEREAS, good cause exists for the request for extension by Mathiason and it is in the best interests of the City that the extension be given. NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF KALIS PELL, MONTANA AS FOLLOWS: SECTION I. That the application of Peggy Mathiason for a one-year extension of the preliminary plat of Blue Skies Subdivision, Kalispell, Flathead County, Montana is hereby approved.
