While the Northern Cheyenne Tribe Education Building and Childcare Building, though not originally intended as GCCM, have effectively evolved into GCCM projects with the Owner acting as the General Contractor. Early involvement of the contractor allows for faster procurement and constructibility input Our team has extensive experience working within this model - apply lessons learned from previous project to enhance efficiency and performance. If the City of Kalispell selects this approach, we will fully integrate the GCCM into our team, ensuring transparent collaboration, real-time cost feedback, and efficient project execution. CLAIMS/LAWSUITS In the past 10 years, Architects Alaska has not been assessed or paid any liquidated damages after a project completion with a private or public owner. This record reflects our commitment to delivering projects on time and meeting contractual obligations. Our firm prefers to resolve disputes on projects through negotiation and cooperation rather than legal action. Except for small claims suits initiated by Architects Alaska for non-payment of fees, our firm has only been involved in one significant lawsuit, which involved personal injury claims by a contractor’s employee on a school renovation not directly related to our design work or construction administration activity. The employee’s worker’s compensation insurance claim was subsequently denied, and the suit was resolved without any financial judgment against our firm. (Date of Closure: 2023) ARCHITECTS ALASKA  A/E DESIGN SERVICES FOR A NEW CENTRAL GARAGE SHOP AND SOLID WASTE EQUIPMENT STORAGE FOR THE CITY OF KALISPELL 4 DOT CROWN POINT MAINTENANCE STATION The Alaska DOT was in need of a facility for the service of road maintenance vehicles near Seward, Alaska. The structure is a premanufactured metal building that includes three maintenance bays, accessory office and training rooms, and attached boiler and generator spaces. The exterior skin of the building consists of low maintenance insulated metal wall and roof panels over steel building frames. The project also includes the development of the surrounding parcel to include a sand storage pad, drainage pond, and a parking area for the building users. Architects Alaska produced the architectural design of the building with PDC as the prime in cooperation with Bristol Construction. The design was based on a prototype for a similar facility in Aniak, Alaska. CLIENT Alaska Department of Transportation and Public Facilities (ADOT&PF) LOCATION Seward, Alaska SIZE 8,400 SF REFERENCES Ronald Searcy Project Manager ADOT & PF 907.269.0809 ARCHITECTS ALASKA  A/E DESIGN SERVICES FOR A NEW CENTRAL GARAGE SHOP AND SOLID WASTE EQUIPMENT STORAGE FOR THE CITY OF KALISPELL 5 HAINES MAINTENANCE AND OPERATIONS FACILITY The ADOTPF Haines Maintenance and Operations Facility was designed as a replacement facility for the existing Maintenance Facility in Haines, Alaska. The original shop building used by DOT&PF was constructed in 1957, most likely to support the Haines-Fairbanks pipeline and local road construction. The shop underwent repairs/upgrades in 1988 due to fire damage. Only minor repairs to upkeep the facility have been performed since the 1988 project. Currently, a lot of time is spent on building maintenance to keep the facility in operation. In anticipation of constructing a new maintenance facility, the State acquired an adjacent lot directly to the north. The intent is to build the new facility on the north lot and make the best use of the combined lots for operation; equipment cold storage, fuel tanks, sand storage, etc. The primary goal is to develop a design for a new maintenance shop to replace the existing shop building. The building design is intended to integrate User Group requirements related to typical maintenance operations to create a functional and versatile facility housed within an efficient building. The floor plan layout attempts to coordinate spatial adjacency concerns with adequate circulation areas for vehicles and maintenance personnel. The floor configuration of the new 17,065 SF shop building contains both a 23- 10-foot and a 25-foot-wide by 103-8-foot-long drive-through equipment bays, a 25-foot-wide by 103-8-foot-long warm storage bay and a 23-10-foot wide separated wash bay. The two drive-through shop bays are divided from the warm storage area by a 20-foot-wide band that includes spaces for offices and a break/conference room, toilet facilities, lockers, parts storage and a small vehicle bay. Adjacent to the equipment bays is another 20-foot-wide by 90 foot long bay includes spaces for welding, Lube Storage, a Machine shop, a tire shop and a light duty bay with lift. Storage, boiler/pump and a fan room are located upstairs. The design was completed in 2025 to 100% Construction Document level in anticipation of further funding for construction. CLIENT ADOT&PF LOCATION Haines, Alaska SIZE 17,065 SF REFERENCES Levi Overbeck, PE Project Manager, Statewide Public Facilities ADOT&PF 907.720.3787 ARCHITECTS ALASKA  A/E DESIGN SERVICES FOR A NEW CENTRAL GARAGE SHOP AND SOLID WASTE EQUIPMENT STORAGE FOR THE CITY OF KALISPELL 6 BLACKFEET DEPARTMENT OF TRANSPORTATION VEHICLE MAINTENANCE BUILDING AND ADMINSTRATIVE OFFICES The Blackfeet Tribal Transportation Program selected KLJ and Alaska Architects to design and construct a facility to serve as the new home for Tribal DOT administrative offices and provide space for the storage and maintenance of DOT vehicles. This is the first indoor facility for the DOT maintenance group and represents a significant upgrade from the aging administrative offices. As a result, the project was divided into two phases to maximize client input during the initial design, achieve the desired outcomes for all key stakeholders, and establish the scope and budget for the final design phase. Both Phase 1 and Phase 2 were completed under budget. The scope of work for this project included all site work and vertical construction required to build a one-story, pre-engineered metal building with a turned-out frame, which added visual interest to the structure and allowed for recessed garage and man doors to provide protection from snow and rain. Insulated metal panels were used for both siding and roofing, enhancing thermal performance and reducing on-site construction complexity. The administrative office section features a reception area, a conference room, four private offices, an open office workspace, a breakroom, and restrooms. The maintenance shop includes seven service bays equipped with an auto lift and a maintenance pit, one wash bay, a welding station, a tire repair area, an office, a locker room with restrooms and showers, a shop breakroom, and a storage/ mechanical mezzanine. We believe that Architects Alaska is uniquely qualified for this project. We have recently completed several similar projects and have staff that are knowledgeable and skilled with this type of facility. To that end, our process for Programming and Schematic Design will be based upon a process that we call the five “D’s” of developing a client-directed design solution: Discovery, Documentation, Development, Discussion, and Decision. Discovery This phase of design is all about learning what is important to you. We will meet with you, conduct detailed programming sessions, visit any relevant existing facilities, visit relevant sites, meet with city staff, and meet any other members of the community deemed important to your design team leaders. The primary purpose of this stage of our process is to assure that the facility that we design is guided by your actual needs, and not from our own imagination. Documentation The next step in our process is all about creating a record of what we have heard and what we have learned from you. We will prepare a Preliminary Program for Design that will include notes from our meetings, photos and documentation of any existing relevant facilities, documentation of any existing relevant sites, detailed descriptions of the programmatic requirements for each space required, and a comprehensive Program Summary of all spaces showing the required building size. We will also develop sketches and diagrams showing the adjacencies of program spaces and how the functional requirements relate to one another. This will likely include “departmental” space relationships as well as overall diagrams show how the entire building will function. It is likely that we will develop more than one overall diagram to illustrate optional layouts that might be considered. This stage of design is not so much about the actual design of the building, but about developing and documenting how we have heard from you that the building should function. In addition, our civil engineer will prepare preliminary site diagrams, our MEP engineer will define the programmatic requirements for the building’s mechanical, electrical, and plumbing systems, and our structural engineer will establish the structural criteria required for design. We will meet with you to review the Preliminary Program for Design. We will listen to your feedback and document what you say. We will discuss necessary modifications required and develop a preferred overall space diagram. After we have met with you, we’ll prepare the Final Program for Design, which will incorporate any feedback we have heard from you during our review sessions. We’ll prepare the final space relations diagrams with the preferred concept and make any adjustments necessary to incorporate your concerns. We’ll submit the Final Program for Design for your review. If necessary, we’ll make any adjustments required and resubmit. This document will become the record of our meetings with you and establish the fundamental elements required for the design. Discussion Once the Preliminary Schematic Design is complete, we’ll submit it for review and conduct design review sessions with you. We’ll take careful notes and discuss any adjustments that need to be made to the design. We’ll discuss the overall character of the building design as illustrated in the 3-dimensional rendering. We’ll review the preliminary engineering drawings and narratives to determine if they have accurately captured the relevant system requirements from you. We will submit the notes we have prepared, and if necessary, submit supplemental sketches, diagrams, or notes detailing any changes required. Decision This part of the process is guided by you. You will have all the information needed from us to make an informed decision whether the design documents we have submitted capture both your overall goals and vision for the project, as well as the details of the design. We will provide any additional information, sketches, or refinements to the design that you request so that the design meets your expectations. Once you have completed your review, we will prepare the Final Schematic Design drawings and written documents. Design Development Design Development is the stage in which all the major components of the design are captured in the design documents. The civil engineer will design the major components of the site cut and fill, the site utility infrastructure, the vehicle access and parking layout, the drainage systems, and placement of the building on the site. All the architectural materials of the building are selected during this phase of design, including the exterior building “envelope” as well as the interior materials and design elements. We may conduct additional interim work sessions with you as these systems are developed to ensure that these decisions are consistent with your vision as captured in the programming documents. The administrative offices occupy two floors totaling approximately 6,150 square feet, while the maintenance garage encompasses 10,260 square feet. The administrative area features a reception and ticket counter, a public waiting area, a conference room, six private offices, four group offices, an open office workspace, and restrooms. The scope of work for this project includes all site work and vertical construction. The project is scheduled for completion in September 2026. MONTANA EQUINE MEDICAL SURGERY CENTER ADDITION AND REMODEL, THREE FORKS, MT Chelsie was responsible for the design and permitting of the expansion and remodel of Montana Equine, the premier equestrian surgery center in Montana. Initially conceived as an exterior slab expansion, the project evolved over two years into a $1.5 million endeavor. The project included the addition of an MRI room, an exam room, an ADA restroom, and two exterior covered spaces, as well as the remodel of two existing exam rooms and a lab space. As a design-build project, Chelsie was deeply involved in the construction process, producing several fabrication drawings to facilitate prefabrication. RELEVANT PROJECT EXPERIENCE KIT MAINTENANCE BUILDING Jacqueline worked with the Kenaitze Indian Tribe and the Architects Alaska design team to develop construction documents for the maintenance and warehouse building. The design includes storage areas, a wood shop, welding and paint rooms, offices, and a break room. When code challenges arose due to space proximity, Jacqueline quickly analyzed requirements and collaborated with the team to deliver effective, compliant solutions,. HAINES MAINTENANCE & OPERATIONS BUILDING As Project Architect, Jacqueline collaborated with the RESPEC from its initial 2014 phase through 65%, 95%, and final completion. Leading the architectural team, she updated and developed the code study, narrative, specifications, and drawings, while coordinating closely with engineers on equipment and structural design. The building was unique in that it didn’t have sprinklers, driving the need for fire separations that are divided by 3-hour rated walls. She worked with the team to get this detailed out. Additionally, Jacqueline worked with the structural engineer to incorporate an additional sand storage building into the project. NORTHWAY MAINTENANCE & OPERATION STATION The primary goal was to develop a design for a new maintenance shop to replace the existing Northway DOT&PF’s shop building, and the building design closely followed the layout of the shop designed at the Haines Maintenance Station. The 17,000 SF shop building is designed for efficient workflow and optimal space utilization. It features two 25’ x 90’ drive-through equipment bays, a warm storage bay, and a separate wash bay of equal size. A central 20’ wide zone accommodates restrooms, lockers, personnel areas, and mechanical/storage spaces. Adjacent to the bays, a 20’ x 90’ section houses welding, lube storage, a machine shop, tire shop, and a light-duty bay with a lift. The second floor includes two offices and a break room, supporting operational and staff needs. PALMER MAINTENANCE STATION The 52,500-SF facility, shared by Maintenance and Operations (M&O) and the State Equipment Fleet (SEF), consists of two separate bay blocks for SEF and M&O crews, divided by a shared central section containing offices and storage. The M&O side has seven maintenance bays, while the SEF side included three 20-by-90-foot bays and five 25-by-90-foot bays, with one oversized bay in each section for additional tool storage. A 30-by-90-foot wash bay was placed at the end of the building to reduce humidity in the maintenance areas and improve vehicle cleaning efficiency.
