OLD BUSINESS:
Bloomstone Apartments/Clubhouse – 1070 Treeline – Bldg A/Clubhouse – discussion regarding amended plat, a
preliminary site layout with new lot lines was previewed. All departments agreed on the new lot lines. PJ Soresen
is going to send out the following comments: The 5 foot setbacks for zoning purposes from the lot lines would be
from the furthest extension of the building, such as the eaves, The property lines go through the garages, so the
garages will need to be shifted, There needs to be language on the plat reflecting the state statute regarding the
exemption for financing. I believe the relevant section is 76-3-201. We don’t have any standard language since we
haven’t done one before, There needs to be cross easements for access and parking, The building department sent
me the following: Due to the newly added lot lines between buildings for this project ,the building code requires
buildings that have a lot line between them maintain a Fire Separation Distance(FSD)of at least 10’ from the furthest
projection of the exterior wall ( fire sprinkler riser rooms) to the lot line or FSD ,as per 2021IBC Ch. 705.5 & table
705.5 . And projections from the exterior walls (soffits, eaves, balconies) to within 5’ from FSD (lot line) shall meet
the requirements of 2021IBC Ch. 705.2.2 &705.2.3. This will be on the agenda next week.
Carbon Recall – 125 Old School Dr – commercial building – Public Works is still waiting on the stormwater
report. This will be on the agenda next week.
Affinity at Kalispell – 605 Stillwater – Apts/Pool Bldg/Garages – Staff comments sent out 4/14/25. No response
has been received. This will be on the agenda next week.
Brace Place – 1410 Ponderosa St – new orthodontic office – Nothing new. Fire is still waiting for the CAD tracking
information. This will be on the agenda next week.
Immanuel Living Lofts @ Buffalo Hill– 45 Claremont – apartments – Planning advised that response comments
from 5/19 are in review. Public Works and Fire discussed flow test results and advised that the hydrants were
approved by Fire. This will be on the agenda next week.
Immanuel Living Skybridge – 185 Crestline – addition – Parks advised they are waiting on updated landscape
plans. This will be on the agenda next week.
Immanuel Living South Parking lot – 185 Crestline – Public Works waiting on the underground detention systems
letter from the manufacturer and updated sheets. This will be on the agenda next week.
Burn Bootcamp – 466 Rivers Edge Loop – athletic club – waiting on response to comments from 5/12/25. This
will be on the agenda next week.
Les Schwab – 443 Rivers Edge Loop – New Tire Center – Comments were sent out 5/20. This will be on the agenda
next week.
Kalispell Toyota – 340 Cascade Loop – New Car Dealership – Parks received updated landscaping plan and has it
under review. The committee discussed boulevard irrigation. Public Works will follow up on the landscaping plans
status. This will be on the agenda next week.
