Project Clarifications & Qualifications
Thank you for the opportunity to provide you with Copper Mountain Builders' proposal to provide
Construction Services for the evidence building remodel at 306 First Avenue East in Kalispell, MT -
we appreciate the opportunity! Please review the following Clarifications & Qualifications in
conjunction with the proposal for further information on Copper Mountain Builders' proposal, and
what is included within the Construction Budget. All pricing includes tools, consumables,
equipment, and materials to complete each scope of work item. If you have any questions or
concerns, please don't hesitate to reach out!
• General Conditions & Project Requirements
o We have included:
■ Preconstruction and project planning.
■ Project management and supervision.
■ Project accounting and financial management.
■ Supply, assembly, and disassembly of scaffolding as required per each scope of
work.
■ Crew facilities - (Temporary bathroom facilities for workers during construction
operation).
■ Material and manpower mobilization.
■ Dumpsters/Trash Removal via dump trailer- (Debris and rubbish cleanup and haul
off to Flathead County Landfill -Includes dump fees).
■ Final Project Clean - (Thorough clean of entire work area upon project completion).

• Demolition
o We have included:
■ Protect existing flooring to be kept as needed.
■ Coordinate appropriately qualified parties to decommission any existing HVAC,
plumbing, and electrical as necessary for demolition work to proceed.
■ Remove existing HVAC, plumbing, and electrical to be replaced as per plan.
■ Remove doors throughout the interior of the structure as per plan.
■ Demolish remaining drywall as necessary to expose the building's framework and
mechanical infrastructure —i.e. electrical, plumbing, HVAC.
■ Dismantle the building's existing interior framing as per plan in order to prepare to
frame new interior partitions.
■ Remove existing carpet as needed to expose the building's subfloor for
construction of new walls.
■ Remove existing flooring as per plan to prepare for new flooring installation.
■ Properly dispose of waste materials.
• Concrete
o We have included:
■ Prepare the stab in the evidence room to be leveled for the new rolling storage
system as per plan.
■ Level the evidence room with a self -leveling masonry product designed for this type
of application.
• Rough Carpentry
o Note: All framework to be completed in compliance with the appropriate standards
for construction including applicable building code requirements.
o Note: Ceiling height to be framed at 10 feet 4 inches unless noted otherwise.
o Note: CMB has Not included supply and installation of the Evidence Locker shown
on A1.4 to be installed between the evidence drop off and evidence storage rooms
as its specifications have not been provided.

o We have included:
■ Frame partitions and doorways for seven new office spaces located throughout the
building as per plan.
■ Frame dividing walls with provisions for a keycard access door and a talk -through
window with a passthrough drawer separating the main entry from the main hallway
and the rest of the building.
o Frame a drop ceiling in the main entry to lower the ceiling to 10 feet as per
plan.
■ Frame partitions for a new evidence drop area separated from the rest of the
building as per plan.
o Frame a new drop ceiling at eight feet in the evidence drop area.
■ Frame new evidence storage area with keycard access via a doorway leading to the
main hallway, and an adjoining dedicated drug storage room separated by a door
accessible be keycard as per plan. (Key card readers and associated materials and
equipment NOT included)
■ Frame a new large bathroom in place of the two separate existing bathrooms as per
plan.
o Make provisions for a drop ceiling in the new bathroom area at eight feet in
elevation.
■ Create a header above the entry to office space 106 from the hallway.
■ Seal windows leading into the evidence storage and drug storage room with
plywood over the openings that is painted black.
■ Barricade windows leading into the evidence storage and drug storage room with a
8" O.C. security bar grid installed in each window.
• Finish Carpentry
o We have included:
■ Install four -inch rubber molding as the base board throughout the interior of the
building.

■ Install RX Comfort Batt R-23 sound insulation throughout the interior structure of
the building including all dividing walls as per plan.
■ Install 2-foot x 4-foot Cortega ceiling grid tiles on the ceilings throughout the
building's interior excluding the entry, bathroom, evidence drop room, evidence
storage room, and drug storage room as per plan.
■ Install suspended 1/2-inch A-C plywood ceiling grid in the evidence storage, and
drug storage rooms as per plan.
• Openings — Doors
o Note: All doors to be supplied with 2" metal frames as per plan.
o We have included:
■ Supply and installation of 10 3070 interior doors dispersed throughout the interior of
the building as per plan.
■ Supply and installation of four 3070 solid core, birch -faced, right hand in -swing
doors with provisions for a lockset, wall bumper, and 41/2" x 41/2" hinges dispersed
between offices 102, 103, 109, and 111.
■ Supply and installation of one 3070 solid core, birch -faced, right hand in -swing
privacy door with provisions for a wall bumper, and 41/2" x 41/2" hinges in the new
bathroom.
■ Supply and installation of two 3070 solid core, birch -faced, left hand in -swing doors
with provisions for a lockset, wall bumper, and 41/2" x 41/2" hinges dispersed
between offices 101, and 105.
■ Supply and installation of one 3070 solid core, birch -faced, left hand out -swing door
with provisions for key card access, wall bumper, and 41/2" x 41/2" hinges in the main
entry.
■ Supply and installation of two 3070 16-gauge metal insulated, left hand out -swing
door with provisions for key card access, wall bumper, and 41/2" x 41/2" hinges in the
main entry.
• Drywall
o We have included:
■ Approximately 5,450 square feet of 5/8-inch sheet rockto be installed on interior
walls throughout the interior of the building as per code.

■ Approximately 200 square feet 5/8-inch sheet rock to be installed on interior
ceilings in the entry, evidence drop, and bathroom as per plan and code.
• Finished Flooring
o We have included:
■ Supply and installation of approximately 900 square feet of laminate vinyl plank (i.e.
engineered hardwood) quick -lock flooring dispersed between the main entry, main
hallway, restroom, evidence drop off, evidence storage, and drug storage rooms as
per plan.
■ Remove and replace the existing carpet as necessary for construction work to
proceed.
• Paints, Stains, & Coatings
o We have included:
■ Prime and paint approximately 5,450 square feet of interior walls with one coat of
primer and two coats of color.
■ Prime and paint approximately 200 square feet of interior drywall ceilings with one
coat of primer and two coats of color.
■ Prime and paint door frames as necessary to match the building's aesthetic.
■ This pricing reflects one color of uniform style and sheen for the walls and one for
the trim throughout.
■ Paint the window in -fills black as per plan.
• Cabinets & Countertops
o We have included:
■ Labor to relocate and set the existing cabinet in the conference room to be placed
in the evidence storage room.
■ HVAC
o We have included:

■ Procurement of the appropriate HVAC permits.
■ Relocate and replace HVAC throughout the structure of the building as per plan.
■ Security bars installed at eight inches on center at HVAC penetrations into the
evidence storage and drug storage rooms.
■ Supply and installation of 15 new T-Bar supply registers with flex ducts as needed.
■ Supply and installation of 5 new T-Bar return registers with flex ducts as needed.
■ Relocate existing thermostat as per plan.
■ Reuse existing RTU equipment.
• Plumbing
o Note: All plumbing work to be completed in compliance with the appropriate
standards for construction including all applicable national, state, and local
plumbing code requirements, as per plan.
o We have included:
■ Procurement of the appropriate plumbing permits.
■ Remove existing plumbing and fixtures as per plan.
■ Add a new stainless -steel sink along the bathroom wall in office space 106.
■ Relocate toilet and grab bars as per plan.
■ Relocate hot water tank as per plan.
■ Remove and relocate existing hose bib.
■ Re -pipe water, sewer, and venting to accommodate new layout.
■ Remove, salvage, and reinstall TSTAT and wire.
• Electrical
o Note: All electrical work to be completed in compliance with the appropriate
standards for construction including all applicable national, state, and local
electrical code requirements, as per plan.
o We have included:
■ Procurement of the appropriate electrical permits.

■ Run the appropriate electrical supplies for fixtures such as outlets, switches, lights,
and high -voltage appliances and fixtures throughout the structure of the building in
compliance with applicable electrical codes, as per plan.
■ Fit and connect related fixtures including 51 new receptacles, GFCI where required,
15 new switches, and 35 new light fixtures as per plan.
GENERAL NOTES:
• Copper Mountain Builders has included all tools, equipment, consumables, and services
necessary to complete each listed scope of work within this project.
• Copper Mountain Builders to leave the jobsite and materials secured, and the site "broom
clean" at the end of each workday.
• Davis Bacon and Prevailing wage's have been EXCLUDED at this time and is not included
with this price.
• Construction contingency would beset at 5% and change order fees are 15% .
