Development Services Director Patrick Jentz, Engineer III Chad Fincher, Parks & Recreation Director Fred Bicha, Assistant Parks & Recreation Director Rick Parker, Commercial Plans Examiner Mike Barnhart, Building Inspector Dale Westphal, Building Inspector Donnie McBath, Planner II GUESTS: Chris Becker, Travis Hjort, Corinne Kuntz, and Jacob Kuntz. HEAR THE PUBLIC: None. PERFORMANCE BOND REMINDERS: None. OLD BUSINESS: Costco – Jefferson Blvd – store/fuel station – Public Works has comments out. Planning advised that the Final Plat will go to City Council for approval on 1/6/25 and that they requested a comfort letter. Their typical process is that they will not close on a property without having building permits on hand. This will be on the agenda next week. Bloomstone Apartments/Clubhouse – 1070 Treeline – Bldg A/Clubhouse – Public Works has comments out and advised that the developer for Phase 3 did not make updates to the pond. Parks is waiting for the recreational amenity breakdown. Planning advised that the final plate is still pending. This will be on the agenda next week. Project Wolfpack – United Dr – warehouse/distribution – Parks advised that the landscape submittal is incomplete and that they are working with the architect. Public Works advised that they will include Fire’s comments regarding 300 foot spacing in their comments and that they received a civil submittal that is not stamped. Park’s review won’t start until complete landscaping plans are received. This will be on the agenda next week. Birds Nest – 120 Financial Drive – new daycare building – Planning presented revised site plan to the committee. Chris Becker stated that he reached out to Fire for approval status. Parks advised that landscape plans received 12/11/24 are in the queue and the first round of comments won’t likely be sent out before Thursday 12/19/24. Building advised that the geotech report is still incomplete and Public Works advised that they are waiting for the irrigation meter locations. Becker advised that the geotech report should be completed and sent today and that the irrigation meter locations are on the 12/11/24 landscape plans. The committee advised Corrine Kuntz (owner) that the pending items are a complete geotech report, fire and landscaping approvals, and irrigation meter locations. Nygren offered to write status letters to assist Corrine with her grant. This will be on the agenda next week. H&H Express – 140 School House Loop – warehouse/distribution – Parks has not received a response to their 11/26 comments and Public Works is waiting on fees. This will be on the agenda next week. Montarise Landing – 570 E Swift Creek Way (Bldg 1) – Mixed Use – Public Works has minor comments out. Parks is waiting on landscaping and recreational amenities. This will be on the agenda next week. Carbon Recall – 125 Old School Dr – commercial building – Parks sent comments out. Building stated that the geotech report will be submitted in January. This will be on the agenda next week. EX-Guard – 1000 Rail Park Dr – fabrication warehouse – Public Works has comments out. Parks is working with them on landscaping plans. This will be on the agenda next week. Walmart – 170 Hutton Ranch Rd – remodel/expansion/parking/landscaping – Building advised that they received partial geotech. This will be on the agenda next week. PRELIMINARY COMMENTS – None.
