Zoom attendees were Ashley Beard, Jeff Cicon, and Chris Spurgin. HEAR THE PUBLIC: None. PERFORMANCE BOND REMINDERS: Public Works is working with Junegrass Apartments on their bond. OLD BUSINESS: Costco – Jefferson Blvd – store/fuel station – Planning advised that the Final Plat will go to City Council for approval on 1/6/25. The committee discussed subdivision landscaping. Planning will need a fire department letter for Phase 7 for final plat. This will be on the agenda next week. Bloomstone Apartments/Clubhouse – 1070 Treeline – Bldg A/Clubhouse – Public Works’ review is almost complete but has not received responses to comments for pre-treatment and the clubhouse. The committee discussed subdivision infrastructure. Parks has apartment comments out since 10/18 and is meeting with them tomorrow. This will be on the agenda next week. Project Wolfpack – United Dr – warehouse/distribution – Public Works has this in the queue. Parks does not have landscaping plans. Building’s review is complete. Planning advised that the platting is not complete. Brian Kemp, representative for Project Wolfpack, advised they have submitted to DEQ, are working with MDT, that they should have the legal description soon, and that the updated site plans will be 100% complete. The committee discussed sound and visual buffering, fire apparatus information, and approach widths with Brian Kemp. This will be on the agenda next week. Birds Nest – 120 Financial Drive – new daycare building – Parks has comments out since 10/16. Planning has not received the updated site plan. Parks discussed the landscaping requirement for the parking lot with Chris Becker and Travis Hjort from Build Pact MT. The committee discussed geotech, insulation, and irrigation meter locations. This will be on the agenda next week. H&H Express – 140 School House Loop – warehouse/distribution – Parks sent comments out 11/26. Public Works is still waiting on the waiver of SID and the reimbursable record drawing deposit. This will be on the agenda next week. Montarise Landing – 570 E Swift Creek Way (Bldg 1) – Mixed Use – Public Works has comments out. Parks is working with them on their recreational amenities. This will be on the agenda next week. Carbon Recall – 125 Old School Dr – commercial building – Parks received plans on 12/4 and has them in their queue. Building stated that the geotech report will be submitted in January. This will be on the agenda next week. EX-Guard – 1000 Rail Park Dr – fabrication warehouse – Public Works, Parks, and Building have comments out. Planning stated that the city hasn’t taken over the road yet and confirmed with Public Works that the approaches will meet city code. Building advised that the plans don’t show FDC locations. This will be on the agenda next week. Walmart – 170 Hutton Ranch Rd – remodel/expansion/parking/landscaping – Public works is still waiting for the reimbursable record deposit. This will be on the agenda next week. PRELIMINARY COMMENTS – Samaritan House Phase 2 – Public Works reviewed comments regarding approaches, water service, utility abandonment, hydrant valves, storm routing, and fire apparatus access. Jeff Cicon, representative for the applicant, stated the DEQ approval for Phase 1 is complete but Phase 2 is pending. Planning reminded them that the CUP requires maintenance of the north end buffer.
