Needed Conditions
Dear City Council,
As a Kalispell city resident, taxpayer, someone who was born and raised in the Flathead Valley, and
now raising my own young family here part of the year, I'm writing with considerable concern over the
proposed Tronstad Meadows Whitetail Crossing development. As a real estate investor and
homeowner, I've seen first-hand the importance of smart growth, and right now, I don't see this
development fitting that definition.
Let's be honest—approving a subdivision this large with its primary access via an unimproved county
road just doesn't sit right. Tronstad Road isn't ready for this kind of traffic. The steep hills, the
dangerous intersection at Highway 93, and the lack of real improvements—these are all red flags.
We all know growth is inevitable, and we're not against it. In fact, I invest in it. But this? This feels
rushed, like we're putting the cart before the horse. What's the point of Kalispell having Design
Standards if we're willing to overlook them? The intersection at Highway 93 and Tronstad is projected
to fail unless a traffic signal is installed before the first homes are even built. Why are we letting the
developers and the city planners themselves off the hook of respecting and honoring the regulations
that govern them. It doesn't make sense and in our opinion, is a recipe for trouble and even opens the
city up to potential litigation for ignoring the rules thaat govern it.
If we don't insist on responsible development now, we're setting ourselves up for more headaches
down the road—quite literally. Approve the subdivision if you must, but please, for the safety of our
families, make it conditional on that traffic signal. Let's plan for growth the right way.
