MODIFICATIONS TO THE APPLICATION FOR TRONSTAD MEADOWS AND WHITETAIL CROSSING 1. Reduce density from R-3 to R-2 with a PUD. R-2 is consistent with other major developments in
the area (e.g., Silverbrook). 2. Application will not include Growth Policy Amendment because the Growth Policy Amendment
was approved at the June 17th meeting of the City Council. 3. Preliminary Plat has changed from 380 lots to 355 lots. This is a 6.57% density reduction (25
lots) – fewer homes mean reduced impacts of project to roads, water, sewer, snow removal, etc. 4. 30-foot-wide tree and walking trail easement has been established along the Western property line
as requested by the neighbors living on the East side of Tronstad Drive. 5. The minimum requirement for park areas based upon 355 lots is 10.65 acres. We now have increased the park areas to 11.3 acres. 6. Reduction in the number of lots will reduce the amount of traffic on Tronstad Road from Tronstad Meadows Subdivision and Whitetail Crossing Subdivision. 7. Estate lots (10,000+ sf lots) has increased from 61 to a total of 140 between the two subdivisions. 8. Estate lots are strategically located around the perimeter of the subdivisions to have the least
impact on the adjoining neighbors. 9. All trees located on the Western and Northern perimeter of the property will remain.
10. Developer pledges not to build any homes over two stories in height.
11. Reducing the zoning from R-3 to R-2 with a PUD reduces the impact on the local schools, police department, fire department, and emergency response vehicles.
12. Developer is paying for the upgrades to Tronstad Road as a part of Phase I, in addition to the unprecedented willingness of Montana Department of Transportation to allow upgrades to the Highway 93 intersection before the warrant process has been completed.
13. ADU and Duplex Exclusion: Despite state law allowing Accessory Dwelling Units (“ADU”) and Duplexes to be built on neighborhood lots throughout the state, the Developer for both Tronstad Meadows and Whitetail Crossing Subdivisions has agreed to only allow single family residences to be built on these two subdivisions.
