Tronstad Road and Whitetail crossing Public Comment from Colby Shaw Aimee Brunckhorst From: colby tamarackbrewing.com <colby@tamarackbrewing.com> Sent: Tuesday, September 10, 2024 2:16 PM To: Kalispell Meetings Public Comment Subject: EXTERNAL Tronstad Road and Whitetail crossing Dear Mayor and Council members, Wanted to give a comment on concerns with this proposed development of R2 PUD. • Because of R2 PUD the lots sizes go down to 6000 square feet vs the min. lot size on R2 is 10,000 sq ft. Proposing 3SS homes which is still very high density and City does have R1 zoning available that is 20,000 sq ft lots. • Tronstad Road from proposed development to Whitefish stage is not build for this type of traffic flow with bind hills and the intersection of Whitefish stage and Tronstad road has a blind corner on the West South side of this intersection and large trucks will have to take up two lanes turning onto Whitefish stage and or Tronstad road creating traffic safety concerns. • Developers looking to add a buffer to keep the trees on the West side of the property line.. They state it will be 30-40 feet in sections. 40 feet would make sense to keep the tree's and creating a walking path with benches for pedestrians,dogs,and bikes. If approved, please make it 40 feet. • Are there going to be pedestrian and bike paths created on Highway 93 connecting to this subdivision. • Developer stated they will widen Tronstad Road in front of Koenig subdivision per City Standards. What will this look like for the Dan Munzing and Ming Lovejoy who border Tronstad Road? If this is widened Koenig subdivision do not want to be forced annexed into City. • The traffic light proposed at the intersection of Highway 93 and Tronstad Road is a skewed intersection. Silverbrook Road and Tronstad Road are 4S feet apart from center line. There is so much fog in the fall and spring at this location due to being a low spot in the valley. Having a skewed intersection is a mistake and people have bad depth perception driving in the fog. They will pull too far forward impeding on the pedestrian or bike crossing area. It will also make this intersection much wider then necessary. There is land that can be acquired on the northeast side of intersection and on the southwest side of intersection. Either of those properties would allow this intersection to be squared up at 90 degrees and make a much safer fluent intersection. Do it right the first time,this intersection will affect everyone living in the Flathead Valley and anyone visiting and will be therefor a very longtime so lets please do it right and square up this intersection.
