Our property is the northern boundary of the proposed Tronstad Meadows and Whitetail Crossing development, along with Brian Kelly who has approximately 1000 feet of bordering property. When completed, as proposed, we will be looking into the backyard of 15 houses. We have attended all three meetings regarding this proposed development and have found the meetings to be informative and concerning. Our concerns are the same as many of the homeowners who have spoken at the meetings. The size of the development seems to be more than the current infrastructure is able to handle. The traffic issues present several safety concerns as it relates to the size of the development and the public services availability. The traffic flow onto 93 and Whitefish stage is a concern. All of this relates to the size of the development, not that the land should not be developed. We know and realize that development of our farmlands is inevitable, but when doing so, we believe consideration needs to be given to the surrounding area and development should be more compatible to the area with concerns to traffic, safety, water, schools, and population in general. Affordable housing has been brought up several times during the meetings and we think it is quite clear that AH is merely a phrase that will promote acceptance to the proposal. We are referring to the Whitefish development that was turned down due to no AH clause. As homeowners on Highland Drive, we are also concerned about a bump gate that will handle emergency traffic, which is to be located at the back of the development, and the entrance for this gate will be from this road. It is a dirt road, currently maintained by the county, and the homeowners that use this road pay for yearly dust control. The road is not sufficient for heavy equipment or industrial type vehicles. This is yet another concern that has not been addressed. Paving this road and bringing it up to standard to handle such traffic needs to be yet another consideration. I reiterate, we are not opposed to development. The proposal before this council, for this particular development, seems out of place, in the wrong place, and has too many legitimate concerns to accept the proposal as it is currently written. We feel the people have done research to support their concerns and it is our hope that you will consider them as you make the final decision.
