General Notes: .
1.All construction and materials for public improvements shall be
constructed and tested in accordance primarily with the latest edition of
the City of Kalispell's Standards for Design and Construction and,
secondarily, the latest edition of the Montana Public Works Standard
Specifications. The construction plans are intended to work in conjunction
with the above mentioned standards. Kalispell standards shall supercede
MPWSS.
2.Utility locations shown on plans are for informational purposes only. It is
contractor's responsibility to verify the presence, location and depth of all
existing utilities as needed prior to performing any work. It shall also be
the contractor's responsibility to protect the utilities from damage.
Contractor shall call (800) 551-8344 or (406) 755-UDIG (8344) within
Flathead and Lincoln Counties. In all other areas, contractor shall call
(800) 424-5555.
3.Trenching and excavation can be hazardous. Contractor shall take all
necessary precautions to protect workers and comply with the
Occupational Safety & Health Administration's current established
standards for such work, found in 29 CFR Part 1926 subpart P.
4.The contractor shall develop and implement a traffic control plan. Traffic
control devices shall be maintained by the contractor. The City of
Kalispell and the project engineer reserves the right to modify the traffic
control plan to adjust to unanticipated or changing conditions.
5.The contractor shall provide all material, equipment, and facilities required
for testing all utility piping in accordance with the City of Kalispell
construction standards and Montana Public Works Standard
Specifications. Costs of all initial and retesting shall be the responsibility
of the contractor and shall be incidental to the contract.
6.The contractor shall be required to have only those materials on site that
are needed for that days work when located upon City right of way or an
unsecured construction site. The contractor will be responsible and
required to remove all excess material daily from such a construction site.
7.All required environmental and right of way permits shall be completed
prior to construction. These permits include, but are not limited to,
MDEQ construction stormwater management permit, City of Kalispell
construction stormwater management permit and City of Kalispell right of
way permit.
8.All public utilities work shall be completed within the public right of way or
established utility easements.
9.The contractor shall open no more trench than can be backfilled during
daily construction activities. No more than one pipe length of trench may
remain open when daily construction activities are not occurring. All open
trenches remaining when construction activities are not occurring shall be
sufficiently barricaded, including operational flashers. No trenching or
excavation shall remain open more than 24 hours or over a weekend
without previous approval by the city.
10.Property pins found within the construction area shall be preserved. If a
monument is disturbed, the contractor shall replace the monument at their
expense.
11.All necessary permits shall be obtained by contractor.
12.Plans are set in Montana State Plane International Foot and NAVD 1988
as required by the City of Kalispell.
13.Engineer has made no investigative or independent search for easements
of record, encumbrances, restrictive covenants, ownership title evidence,
zoning restrictions, or any other facts that an accurate and current title
search or ALTA survey may disclose.

Hi Matt,
I took a look at the site plan and surveyors schematics for the 5 hangers and I’ve got a few comments:
1. It wasn’t clear where the ROW for Airport Road and Airport Way is on the site layout- only the fence was
labeled, as far as I could tell. Since the property is zoned I-1 which has a front and side corner setback of 20’, the
structures will need to be located to meet that setback.
2. How tall do you anticipate the hangers to be? The max height shown by the surveyor is correct per the Airport
Affected Area ordinance but the I-1 zone has a maximum height of 60’ (unlimited with a CUP).
3. It appears one of the hangers would be in the Airport Critical Area per Sheet B-1 of the AAA ordinance and
therefore requires an Airport Construction Permit.

These are some additional aiport hangars that Red Eagle Aviation is proposing out at the city airport. We would like to
request the same review you were able to give us on the last set of hangars. This review will allow our clients to move
forward on deposits and building design knowing that we have verified sizing, location, and other site issues. These
