06-08-23 Site Development Review Committee MinutesSITE DEVELOPMENT REVIEW COMMITTEE SUMMARY Thursday, June 8, 2023 First Floor Conference Room 201 First Avenue East ATTENDING: Kari Barnhart, Planner II Rick Parker, Commercial Plan Review Patrick Jentz, Engineer III Jarod Nygren, Planning Director Jeff Clawson, Building Official GUESTS: 5 HEAR THE PUBLIC: Jeremey Peterson with Martel Construction is working on the School District 5 Maintenance and Transportation buildings asked if completion of the landscaping for the site could be tied to the C of O on the 3rd and final building so that the first two can be complete and moved into. Committee agreed that would be fine or they will need to bond for the landscaping if not completed. PERFORMANCE BOND REMINDERS: Public Works has been in contact with Sunrift engineers and are working on the design for the improvements. They will keep us up to date. OLD BUSINESS: Parkland Meadows (Lot 5 - Buildings C thru E) – Airport Rd; new multifamily apartment buildings – Public Works continues to wait for a new site plan. This will be on the agenda next week. Laird Noller Truck & RV – 3178 Hwy 93 S; new truck & RV service center – Public Works has submitted preliminary comments and are working on the formal set to send out. Building is almost complete with review, just waiting on some adjustments on one of the bathrooms. Planning will follow up with Parks regarding landscaping. This will be on the agenda next week. Six40 Lofts – 640 E Idaho St – hotel renovation to apartments – Departments are under review and/or awaiting comments back from engineer/architect. Public Works is still waiting on a full re-submittal. Planning will follow up with Parks regarding landscaping. This will be on the agenda next week. Kalispell Tank & Well Project – 1110 N Main St/3221 Hwy 93 N/850 Four Mile Dr – Public Works sent over landscaping comments to Parks, waiting to hear back on status. This will be on the agenda next week. Parkline Towers – 820 E Idaho – 2 new multi-family apartment buildings – Building is working through a resubmittal they received this week. Public Works has submitted preliminary comments and will get formal comments out later next week. Planning will follow up with Parks regarding landscaping. This will be on the agenda next week. North Annex (Old Fairbridge) – 1701 Hwy 93 S – remodel hotel to apartments – Planning spoke with owner; the project is still moving forward, and he will get some updates from his design team. No civil submittals as of this meeting. This will be on the agenda next week. Harvest Flats – Stillwater Rd & Timberwolf Pkwy – new multi-family- new plans received addressing comments, departments under review. No civil submittals as of this meeting. This will be on the agenda next week. Simco – 115 Old School Rd – new commercial building – Public Works is waiting on a full submittal. Building is reviewing. This will be on the agenda next week. Rocky Mountain Surgical – 1400 Pondera – new commercial building – in queue for review. This will be on the agenda next week. Zip Trip – 305 E Idaho St – new gas station – in queue for review. This will be on the agenda next week. RDO – 3145 US Hwy 93 S – addition – Public Works does not have a full submittal yet. This will be on the agenda next week. WFCU – 2000 US Hwy 93 S – parking lot - in queue for review. This will be on the agenda next week.
