Award Conrad Mansion Roof BidCITY OF KALISPELL MEMORANDUM To: Doug Russell, City Manager From: Keith Haskins, PE, Deputy Director of Public Works Re: Conrad Mansion Roof Replacement Project Meeting Date: March 6, 2023 BACKGROUND: The historic cedar shingle roof of the Conrad Mansion was damaged in last year's hail storm. Due to the cost of replacement, the replacement of the roof was required to go through a public bidding process. The bids included full replacement of the roofing as well as other necessary appurtenances such as drip edge and flashing. Additionally, the Mansion Board requested an additive alternative for Cedar Breather Underlayment to extend the life of the new roofing materials. BIDDING RESULTS: Bids were received and opened on February 23, 2023. A total of two bids were received for the project. A certified bid is attached for reference. Advertised bids included a base bid for the roof replacement and an additive alternative for the Cedar Breather Underlayment previously mentioned. The bid amounts are as follows: Infinity Engineer's CBX Roofs Roofing and Est. Siding Base Bid $315,800.00 $567,520.95 $541,500.00 Add Alternative $18,600.00 $18,932.00 $40,000.00 Bids were reviewed for irregularities and references were validated for CBX Roofs, the apparent low bidder as listed above in the table. CBX Roofs was determined to be a responsive and responsible contractor who has successfully completing similar projects. RECOMMENDATION: Public Works recommends awarding the base bid and additive alternative to CBX Roofs. FISCAL EFFECTS: The Base Bid will be funded by MMIA insurance coverage. The Conrad Mansion board will fund the Additive Alternative 1. ALTERNATIVES: As suggested and approved by the City Council.
